“Excellent stay in Rome/Vatican”

Most of the reviewers here have mentioned about the clean room and great location. So I won't bore you by repeating it.

But I do want to mention the little things that Mauro, the owner, did to make our stay enjoyable. He was superb from the moment we made a booking inquiry until we left Rome. Any questions we had (via email or text message), he always replied promptly.

He greeted the four of us warmly upon our arrival at the B&B, helped us with our luggage, and let us went into our room even though it was still 11:30AM. He also provided us with a map and gave us an overview of things to do/see in Rome; it was definitely helpful since this was our first time in Rome. Based on his recommendations, we definitely saved some money by buying individual BIT tickets instead of the tourist pass.

To me, these little things add value to an already great place to stay. We'll definitely stay here again if we ever return to Rome.

It looks like other people have said all the nice things I would like to say. So I wouldn't repeat here.

The only thing I want to mention here is: As a stranger, if you are ever lost in Rome, just ask people where St. Peters Square is. You will easily find your temporary home.

We loved staying at the Gregory B&B - couldn't recommend it highly enough! Mauro is an excellent host who really loves his city, and really goes out of his way to make sure you enjoy your time in Rome - from providing transit information, to tourist suggestions, to sending us a text letting us know the Metro was closed due to floods. It's also in a handy location, close to the Vatican, the #64 bus (to Termini and most major attractions) and the Metro. We'd definitely stay here again!

Couldnt get a better location than this. Minutes from St. Peters Basilica and the Vatican! and a very safe place. We loved our room 2, which was very very spacious. The only downside was that room 2 had its toilet outside (although specifically for room 2 use only - has its own key) and we wanted a en-suite............. was a bit annoying having to put on something before you went to the toilet. Also be ready to make your own breakfast! .............. wasnt a major problem though. Breakfast could have been better. Gets a bit too much having the sweet buns and pre-packed toast for breakfast everyday. A rooms are cleaned everyday though.

We had a very comfortable, clean and quiet room (in Rome!).The 'do it yourself' breakfast arrangements were excellent, and we valued easy access to a supermarket and restaurants. The frequent praise for Mauro posted by others is fully deserved; nothing was too much trouble. We wish we had taken on board his advice about bus routes, which is terrific, since we had bought vouchers for the hop on hop off bus before hand and spent far more than we needed to. If you follow Mauro's advice there is a huge number of easily accessible places to visit by bus and on foot. Tips: to avoid queuing in long lines for what must be a very crowded St Peter's get there before 8 (it opens at 7 & it is only 10 minutes away) and enjoy the relatively peaceful basilica before breakfast. And, as Mauro says book in advance for the Vatican Museums and other major attractions unless you want to spend your time in line.

Walking distance to St Peter's Basilica..The service is nice, the room are always clean and in order..and have elevator...location is nice and safe...and also they assist everyone for airport transfer....very nice service...Thanks Mauro..and also Luchie....for a job well done...

My husband and I stayed here for a few nights in September and thought the place was just average. The pros and cons of this B&B are:
pros:
- good size rooms
- rooms were cleaned everyday
- good location as it was by the Vatican and close to public transportation
- room equipped with AC

cons:
- small bathroom and shower
- horrible breakfast, cheap buns, juice, cookies
- our linen were not changed in our 3+ day stay despite the website stated "changed every 3 days". It was obvious that our linen and towels were not changed after the 3rd day
- also, bus tickets mysteriously disappeared from the table
- noisy

We would like to explain once again the habits of Italians about breakfast …
In Italy we don’t use to eat salty food in the morning but only sweet things such cookies, pastries or cakes drinking coffee or cappuccino or tea.
We give more importance to lunch , dinner or supper.
In our B&B our breakfast menu includes:
Italian coffee (espresso) , instant coffee like Nescafe, tea , Nesquik (chocolate) , milk
and fruit juices
We also provide pastries, cookies, cakes, sweet buns, bread , different kinds of jam and butter.
The Italian B&B law doesn’t allow us to serve fresh pastries but only prepackaged food.
This is to guarantee hygiene.
We give the possibility to keep in the fridge your preferred food.
Our bathroom and showers are regular size
Our rooms are not noisy because we have double glasses on all our windows.
Maybe the complaint was about other guests. It is only a matter of education.
We do change towels every 3 days and sometimes if there is a need even before.
About bus tickets mysteriously disappeared we do not comment such meaningless claims.

p.s. We apply the same rates of other B&B that DON’T have good size rooms. DON’T clean rooms daily, DON’T have a good location and DON’T have air conditioning.
We have one of the best value for money ratio considering our good location and our services.
Certainly we don’t have the rates of a five star hotel so it is unfair to pretend a five star hotel treatment
