“We Wanted to Love It”

We stayed at this lovely little hotel solely based on the outstanding Trip Advisor Reviews and we had high expectations for our stay. While I would be hard pressed to "fault" the property, there were some things that fell short for us given the wonderful experience of others.
The important thing to emphasize is that this is a well appointed, well cared for hotel. The rooms are spotless and for us, decorated to perfection. It is contemporary without being cold, and the room was very functional. We were pleased to find a small dressing room behind our bed complete with dresser storage. Many more contemporary places sacrifice function for form, and I am happy to say that Babuino does not. Given the calibre of the room we were surprised to find peeling ceiling paint from water damage, as well as a worn area in the entry floor. Some of the walls were blemished as well. Still, quite minor in the grand schema.
Our disappointments:
1. We called and requested early check in IF POSSIBLE, and a quiet room on an upper floor IF AVAILABLE. We made our reservations months in advance. We were placed on the 2nd floor in a room facing a main street with bars. LOUD party goers until the wee hours made sleeping a challenge. We also had a three hr. wait to get into our room, and were unable to rest(jetlag) as there was LOUD banging, drilling, etc. going on in the hotel. It took us 30 min. to get someone to answer the phone when we called about it, and were then told it was exterior noise. IT WAS NOT and after i insisted, the rep offering to look into it. An hour later, the noise slowed down. Glass doors were being replaced throughout the hotel. A VERY LOUD PROCESS
2. We did not find the desk staff to be particularly friendly nor helpful. We received no offer to help with luggage nor useful advice. For example, we interrupted a clerk's personal call when we asked if there might be any stores open on a Sunday. His response was "It is up to the store. You will have to walk around and see". We did and almost everything WAS open. Wondered why he simply could not have said that.
3. Breakfast hours are short and we managed to make it once. Very sparse options, but it was wonderful to sit on the rooftop. The staff was also lovely.
4. Our room had a "king" bed which was really 2 twin beds pushed together, The sheet did not entirely cover the ends and during the night we ender up on bare mattress with a 6 inch split between the beds. SOOO uncomfortable!
5. Basic items such as water, toilet paper, etc. were never replaced. We had to ask for it.

The hotel is very expensive and I think we will look elsewhere where we next return to Rome. Again, the room was attractive, but we did not find it worth the added expense given our experience.

Room Tip: Ask for a room that does not face the street If you want a true king sie bed, be certain you do not...

I appreciate your thorough review our property. While, I'm happy you liked the well-appointed, comfortable room, I'm very sorry we were not able to accommodate your request for an early check-in. The holidays can be busy and when clients arrive on morning flights, we don't always have rooms ready until our 2:00 check-in time.

I also want to apologize if our house keeping staff did not perform to your satisfaction, both in the preparation of your bed and re-stocking your room. We pride ourselves in our attentive guest services so I have spoken to our staff about how they could have been more responsive to your needs.

I hope if you return to Rome you will give us another chance to show you Babuino 181 at its best.

Sleek modern design, and super-comfort combined. Not cheap but amazing location and hard-to-believe luxury for the price - very spacious room. Extremely friendly and welcoming. Charming rooftop breakfast area makes ideal start to day. Free wifi internet actually works no problem - how to keep one's husband happy!

Our family of 5 came across this hotel using Trip Advisor and were not disappointed. It is not the hotel for you if you are after a large hotel with a grand entrance and a plush foyer. It is the right hotel if you want a small boutique hotel with beautifully designed and comfortable rooms, wonderful service and a perfect location in Rome. We walked everywhere, had great meals at nearby restaurants (recommended by hotel staff) and always returned to relax in our lovely rooms.

Great location. We were able to walk to all of the sights from our front door. It was a lovely place to come back to in the evening after a long day of sight seeing. We were in the brand new rooms across the road from reception. It felt like we had our own apartment. Breakfast was slightly limited and I would perhaps recommend, for value, eating in one of the many local espresso/cafe bars. We felt it added to the trip anyway. A true Italian breakfast! We go back.

We literally just arrived here today and my first thought is to write a review because we love it so much!! Deluxe room is spacious and very clean, modern and has top of the rang appliances ! Staff were soooooooo friendly and helpfull! The location is fantastic i get worried booking hotels because i like to be central to most attractions and this hotel is central! Buffet breakfast is great could have more variety but still great!

I was taken on a surprise trip to Rome for my 30th birthday, which was over New Year's, and this is where my boyfriend chose for us to stay.
We were actually sent across the road from the main building to what we were told was a brand new renovation and it really was superb. Our room was on the small side, but otherwise had all the added extras that really made...fluffy bath robes, towels, coffee machine, separate bath tub etc.

We didn't try breakfast on the roof terrace in the main building but did take breakfast in bed on New Years day, which was ok although they only sent one hot drink for some reason. The best bit foe us was the complimenteary drinks on the terrace each evening, which we made use of 3 nights out of 4.

I can't speak highly enough of the concierge. As we were there for New Year ( and my 30th which fell at the same time) we wanted a specail meal that was nice but not too posh. Unfortutunately, Ad Hoc was fully booked (to be expected as it's meant to be really good) our guy found recommend a table at La Buca Ripetti and managed to book a really good table for us in the private dining area.

Other points to mention were the excellent location - we walked everywhere as all the main sights are within easy reach. It's a failrly busy street but we didnt notice any noise. There are some lovely little restaurants in the neighbouring streets. I would also recommend late night drinks in the nearby Hotel De Russie.

Overall, we had a fantastic stay and throughly enjoyed our first visit to Rome.

Virtually across the street from the much-pricier Hotel de Russie, Babuino offers attractive, modern rooms and a choice location between Piazza del Popolo and the Spanish Steps.

The rooftop terrace offers a rather light continental-type breakfast, but evening cocktails (wines) are complimentary even for one's visitors and, since no one else was around when I went with two friends, we had a whole bottle of prosecco to ourselves.

The desk staff were charming and helpful. I would go back just for them!

My one complaint was that my room overlooked via del Babuino, and the street noise was considerable, even with double-paned windows.

Room Tip: Insist on a room that doesn't overlook the street.
