We've already stayed 3 times at Andrea's B&B and I can highly recommend his B&B to anyone who is planning to visit Rome. The B&B is conveniently located outside the buzzing city center and is very well connected via Express bus (10-15 min.) or local bus. Most busses stop at tourist attractions such as Piazza Venezia, San Giovanni Laterano, the Vatican etc. It's a fairly short walk from the B&B to the bus stop.
The rooms are very spacious, very clean and tastefully decorated in a modern, simple design. Try to get one of the rooms facing the court yard in the back and you will sleep like a baby: no noise whatsoever! The AC in each room is a life-saver in summertime. The bathroom is top of the line modern and actually very spacious, too. The cleaning staff usually gets in after noon so that leaves you enough time to get ready without being rushed (after all, it's a vacation, right?!). The little refrigerator in the room is useful if you buy delicious treats from one of the Italian delicatessen stores on the block. For breakfast we enjoyed the truly Italian 'hustle & bustle' of the espresso bar next door (you will get coupons for your stay that can be redeemed there).
Andrea and his father, the owners, are running the B&B professionally and are always very helpful and friendly when it comes to questions, requests and/or comments. Andrea speaks very good English and can be best reached on his mobile phone; we forgot our breakfast coupons when we checked in, but had them ready for us before the end of the day after sending Andrea a quick SMS.
In my opinion this is the best place to stay when going to Rome. Actually, I'm already planning my next stay at the B&B....
