“Cheap, clean and convenient”

I stayed in this apartment when visiting my son in Italy. The place was super clean (especially the bathroom), convenient to all transportation (about a 5 min. walk to the central station - Termini) and very reasonable. Frank himself was really nice, spoke English (he's from the US) and was a font of knowledge about all of the trains, buses, subways, taxis, restaurants, tourist attractions, bars and cultural mores of the Romans. The place also has air conditioning (which I didn't use as it was March) but definitely something to keep in mind if someone is visiting during one of those hot, humid Roman summers. I would highly recommend this place to anyone visiting Rome and environs.

So, I've lived in Rome for many years and am constantly searching for places to suggest to the bands of guests that come in from the States. Frank's place is the one. It's hard to travel in Rome (public transportation can be a mess, the city is a knockout but sometimes overwhelming for non Italian speakers) and Frank offers the perfect refuge. It's in the center, so everything is walkable, he's perfectly bilingual, the rooms are clean and stylish -- my guests were so happy! It made the week far more relaxing than other experiences I've had with less central locations for a similar price. Highly recommended. This is a good place if you need something homey and reasonable in the center of town (i.e. if you're travelling with children or this is your first time to Rome).

When we were planning our first Roman holiday last year our priority for lodging was to find something simple, clean and affordable so we could go broke on other things! To our delight Frank's House surpassed our expectations. It's basically a small, boutique hotel at a fraction of the price. It really is! Frank, the owner, speaks english which was a big plus for us since it was our first time to Rome. He guided us to some of the places we were interested in and told us about some other places worth seeing that we never would have known otherwise--including daytime destinations, hidden gems of restaurants and nightlife. He was a good guy that made our trip better.

My wife and I stayed here over the holidays and just loved it. Frank has two rooms, and we stayed in the larger room that faces the steet with the private ensuite bathhrom. The room was large and well furnished, and the mattress was also really comfortable. Everything was very clean, and the bathroom was just beautiful - super modern/chic.
The free wi-fi and independent heating was a big plus too. But the best part of course, is that it only rents for 75 Euro/night, which for Rome is almost unheard of.

As a host Frank was also very helpful and accomodating too. When we got there he went over the map with us, and was full of usefull informartion and tips for getting around and for places to see. He also reccomended some really good places to go eat, and some nice wine bars to go to.

The area is very central too, and even if it's well connected with all of the mass transit and pretty close to the train station we ended up walking just about everywhere anyway. We only took the metro once, and that was about a 10 minute trip to get to the Vatican Museums.

We had a wonderful time, and know where we'll be staying next time we're back in Rome, thanks Frank.

We just returned from a 7 day trip to Rome and stayed at Frank's House. We were in the larger room with the private bathroom. Overall, it was an excellent stay. This place is a very short walk to the Metro and a 5-10 minute walk to Termini. There are many shops and restaurants in the area, walking in any direction!

The room was very clean and furnished well - there was ample room to walk around too. We brought our laptop - it was helpful that we were able to connect to the Internet to plan our days.

Frank is so helpful with suggestions and advice about Rome. Very friendly guy! You definitely need to be more of an independent traveler, as other posters have mentioned. That being said, it was an adventure!

We just had 3 days in Rome and stayed at Franks house. It was really close to Terminii station and within about 10 minutes easy walking . As easy as walking out of the station along the main street that runs parallel to the station and then take one street right and bingo you are there. Obviously if you are planning to go you would get better directions than that from him. The apartment is on the 4th floor (I think) with heaps of stairs or a lift. But the lift is tiny and I felt too claustrophobic in it, so I took the stairs, besides it was good exercise for the butt cheeks and thighs(so they say), my sister took the cases up in the lift. The bedroom we had is the smaller of the two and it was still really quite large. I dont recall it having a wardrobe but there were some metal shelves that we put some of the clothes on and we left the rest in the suit case. We had a very clean and new looking private bathroom ( shower quite small - if you are a big person it may not be so good) just outside the bedroom off the hallway and there is another bedroom with an ensuite for other guests. Franks rooms are on that floor too. Its comfortable, clean and perfect for those on a budget. Its easy walking to the Colosseum and then on to everything else. In fact we walked everywhere all day and just loved it.


The area around the apartment was not an area I felt comfortable walking around in the evening seeing as how we were only two women. Other parts of Rome in the main tourist areas that we visited felt fine in the evening but in this area of Terminii we didnt feel comfortable. The tennants in the buildings around the apartment seem to be Arabic, and in the evening it felt quite uncomfortable to be on such dark streets with so many men (no women or children anywhere) leaning out of every doorway and laneway watching you as you walk by. So we didnt walk around the area at night, after we had eaten we stayed indoors, good thing really as we were exhausted anyway from all the walking. The day time in this area felt fine and we walked all round the area, bought a few bargains too at one of the handbag shops there and when I go back to Rome I will certainly stay there again, but this time my husband will be with me so I wont feel so vulnerable or so uncomfortable.

The downside was there was no computer or phone available for use which wouldnt generally have been a problem however the roaming on our phone wasnt working and we had a call early in the moring to say our flights to Paris for later that day had been cancelled and we needed to access the internet to re book ASAP. We had to wait untl about 8.00am to go to one of the phone/internet centres near terminii to sort it all out. Having access to a computer in a hall way would have made things so much easier and less stressful.

What a nice bed and breakfast! Our host was very friendly and spent a great deal of time with us explain the city of Rome to us and helping to fine tune our itinerary. We were within walking distance of most of the main attractions (besides the Vatican). The room was clean and large for a European room. The only negative I had was that the internet was not working when we were there, I was really counting on having it.

Overall, I would highly recommend Frank's House!
