We felt truely luckly to stumble onto this B&B on Trip Advisor. The location of "At Your Place" is fantastic. It is a nice middle class in-the-city neighborhood, just two blocks or so from Castel San Angelo and the Tiber River. Very easy walking distance to many sights that you would wish to see, and with a convenient city bus to Ancient Rome if you are tired of walking. Luca (the proprietor) was friendly and helpful and worked hard to make sure our accomodations were comfortable for us.
"At Your Place" is an interesting flat in a residential building. Access is definitely NOT handicap accessible, and you need to be prepared to take stairs for part of the way. The flat is accessible by riding "the coolest elevator ever" (according to my son) and then crossing a sky bridge (5 floors up - also cool) over the open courtyard between buildings. The rooms in the flat are very spacious, comfortable and modern in design, decorated with photos taken by Luca. Our room had a very nice balcony overlooking a side street, where we could see Castel San Angelo in one direction, and the sunset in the other. All the rooms had air conditioning, but the entry hall and eating area do not. The one drawback to "At Your Place" is that the eating areas can be a bit cramped and hot, and there is really no sitting area outside the rooms. We did not come to Rome to sit at the B&B however, and as a base of touring about town this B&B was excellent. Luca provided an ample Roman breakfast every day, with strong coffee, juice, rolls, cake his mother made (yum!) and Nutella for our 12 year old son, who developed an adiction to the stuff quickly. We were also able to use a small amount of space in the kitchen fridge for milk for our son to drink with his afternoon cookies or other snack.
