When we first arrived at BEB Rome4U (this is the actual name of the bed & breakfast), it seemed we were a bit of a surprise. They weren't at all prepared for us, but I'm pretty sure that has to do with the lack of proper communication between the USA, Italy, and the booking website. They did have records of our reservation, but the guests that were in our room the night before weren't out when we arrived. I suggest that you give them a call a few days in advance to let them know your arrival time.
The staff was incredibly friendly, and really accomodating. We only stayed here for one night, due to our travel plans, but given a choice, I definately wouldv'e stayed longer. The rooms were really clean, and there wasn't much street noise, as the B&B is not located on a main traffic street. There was, however, some noise from the rooms surrounding us. We were all so exhausted from our 16-hour day that it didn't bother us too much, but i would definately suggest ear plugs for light sleepers.
There's a bus stop that takes you right into the historic center of Rome just around the corner, as well as restaurants and a gelateria right down the street (gelatto is a must! Sadly I will never enjoy American ice cream again...). It's a 10 minute walk to St. Peter's Basilica, but to get to the Vatican Museums, it was a good 25-30 minute walk, because you have to follow the wall all the way around Vatican City to reach the museum entrance. It was also only a short walk to other must-see attractions.
Breakfast was Italian, so there were croissants, breads, jams, juice, tea, and coffee. It was served between 8:30 to 10:30, but we had to leave by 7:30, so I was a little bummed that we would miss it. When we asked them the night before to have a taxi for us in the morning, he said that they would have breakfast prepared for us at 6:45 so we could eat before we left!
This B&B is amazing, and I would absolutely recommend it to anyone!!!
