“dirtiest place people can stay in Italy”

I planned to write a long and elaborated review about how disgusting the place was, but as I was reading the reviews I saw that people have already written about it so I can just confirm: it is the dirtiest place people can live in Rome. We had a double room booked for 4 or 5 nights but we decided to leave after the first night due to the filthy sheets, bed, bath conditions. Of course we did not get our money back, we did not expected it but again, DO NOT stay in Appia Guesthouse when in Rome. The worst is that for slightly higher prices we could get a nice, clean place to stay for the rest of the holiday. Either Domenico, the owner is the most ignorant host in Rome, or simply he just does not want to run a proper business for the money we pay him.

We managed to find this place at 30 Euros per night, but now prices are as low as 20.

If you want a nice hotel, then you should pay more - but for the price that you're paying, being in a safe neighbourhood , having access at any hour and having a lockable room is VERY good.

Many of the reviews do not take into account the money which you'll save. Very friendly owner who picked us up at 11pm when we phoned him (as we were lost).

The room was a bit dirty and the bed wasn't very comfortable, but given that we are a young couple, it was worth is to be able to use the money we saved to do things!

We stayed in this guesthouse for three nights. Our room with shared bathroom was quite small, but OK when you spend most of the time away from hotel sightseeing. There was just a bed, cabinet, bedside table and table with two chairs.
The room was clean and obviously the bed linen was washed before our stay. The breakfast is really small, so I recommend bringing some snack or you can go to the near shops and fast foods.
It is very close to the metro station, which is definitely a plus.
The shared bathroom was clean, but the shower was very small and the shower nozzle could be replaced by a new one.
The owner of the guesthouse is very helpful and will give you advice and tips for your sightseeing.
Our overall impression is very good for the price you pay.

Room Tip: I would recommend to pay extra for your own bathroom.

Ive just came home from a trip to Rome where I stayed at Appia Guesthouse. Everything was OK. The appartment was well-maintained, clean, fully furnished (including kitchen) and well-heated. The location is really very good - a couple of minutes walk from a Metro station, near supermarket, bars, pizzerias, cothing stores and, what's most important - near great monuments like St. John Cathedral.

I stayed here in August with my partner. The location is great - a calm residential area just outside the old Roman walls near a wide boulevard without many tourists. Plenty of shopping options, a supermarket and fast-food stores within 3 minutes walking distance. Even though that particular metro section was out of service during our stay, there were plenty of buses to take us to any destination, even the historic center and central Piazzas.

We probably got the worst room (it was very small and a bit dusty) with a shared bathroom, although it did have a small TV, a fridge, a fan and an electric kettle. The "breakfast" was scarce - some pre-packed toast bread and jam, but the fridge and the nearby supermarket (~100 meters far from the guesthouse, lots of groceries) did help A LOT and saved us a lot of money on breakfast. Although the other rooms are quite bigger, spacier and probably cleaner, I don't think any of them has a fridge, so big thumbs up for that!

The bed linen was clean, but looked old and yellowish. It wasn't changed during our stay, nor were we offered the option to change it on our own.

The bathroom deserves its own paragraph. Although our shared bathroom was decent and cleaned two times during our 5-day stay, the shower and sink were in an awful state! The sink was clogged all the time, so we had to use it very carefully. And the shower cabin... the door wouldn't close tightly, so any time anyone used the shower, it flooded! No matter how careful we were, there was always a big puddle of water on the floor.

A much cleaner bathroom and a decent small kitchen (also along the corridor with the rooms) were apparently not available to us during our stay, but we had a peek since the doors were once open :)

Domenico (the owner) was very nice to us, offered his help and useful information on how to get to various places. He didn't bother us at all during our stay.

To begin with when we got there it was closed! For a while we waited and then found the mobile phone number of the owner. We texted him and he was able to get there quite quickly (Thanks God!). But we were happy only for a moment... uhtill we saw our room. It was really really yucky! It wasn't cleaned after the last visitors. The owner told us to give him 15 minutes to get it cleaned. Ok, we waited. All he did was take the bed linen and bring new one. That's it! The floor was dirty, the curtains on the windows were dirty and the furniture was all dusty... Oh, and on the website it says that the breakfast is included - well, if you consider a pack of old crackers a breakfast then yeah, it is included!

What's more, bathroom door didn't have a lock! And this is a bathroom for a couple of rooms!!! Disgusting!

But that's not all! We had big problems with a lock on our room door. First of all, it took us a lot of time to lock it, but then it took us even more time to open it! Honestly, we were not able to do it ourselves, so everytime we had to ask for help (because non of the hostel staff was ever around, we had to ask the guys from other rooms).
Hm, what else??.. well, the location is aslo far from being ideal.. You have to take subway to get to downtown...
It's a good thing that we stayed here for a short period of time and that it was so cheap. Otherwise, I would've changed it!
Honestly, if you plan to go to Rome, DO NOT stay in this hostel!!! There are plenty of hostels in Rome and I'm sure you can find a better one for approximately the same price. I stayed in another hostel in Rome and I can say that it was much much better!!!

An utterly fantastic host! I made a mistake and booked the hostel for the wrong nights - not only did our host find us another hostel for practically the same price within seconds, but he drove us down there, and brought us back to his hostel the next morning when a room became free - for absolutely nothing!

Great location, a two minute walk from the tube station, rooms were clean and spacious. Only a 10-15 minute journey to the centre, and much nicer than staying right in the centre of it all where it is hot and busy. Brilliant hostel, FANTASTIC and helpful owner.
