My Wife and I stayed here for 4 nights and I have to comment on the Quality of the accommodation and of the Staff. When we arrived Tony gave us some pointer as to how to get around the city and all of his suggestions were correct and useful. He also recommended a nearby Trattoria "ANTICA BOHEME" on Via Napoli and this again was excellent.
The nice thing about this B & B was that there was free Tea, Coffee, Juices and water available all day from the fridge in the Breakfast area. The Rooms were spacious and spotless as was the bathroom and each was cleaned carefully every day, obviously the staff take pride in their work. Some people have commented on the lift, yes, It is old but works perfectly

Stayed at the Relais La Masion with my family as there was four of us the hotel is on the 5th floor and you have to go in a very old fashioned lift.We had a lovely stay and the location is great. The beds are very hard and did wake up with a sore back and the bathroom was great however the shower was not very powerful.Tv only has 5 channels and 1 english which is BBC news.
Breakfast is very basic (continental) but will do.
If you are not going to stay in much then this hotel will do.

The location is great, near the station Termini and also near good restaurants. The hotel/B&B itself looks nice, big and clean room and the bed is good. However, the bathroom starts to get moldy (lack of fresh air) and the smell isn't pleasant. The breakfast is very simple, which you would not expect from an B&B.

The hotel (room, staff and location) really met all my expectations. Room was clean (it was cleaned every day) and spacious, and we had coffee the whole day available in the lobby (as well as juices, yoghurt etc.). Breakfast was excellent (just a basic one, but you do not need more for the breakfast).
At the airport, to the right side of exit (you will see several buses parked one after another) you catch Terravison (6 euro) or Shuttle bus (8 euro) to the center of Rome. It takes you to the Termini station, and you just have maximum 10 minutes to this hotel (you see only a vertical sign Hotel). On the fifth floor to the left you will see doors of Relais. Claudia and staff are really friendly and helpful, they will try to explain you everything you ask them, though they speak very little of the English language.
Everyone gets a map of Rome, and the main places for sightseeing (Colloseo, Piazza de Venecia, Piazza de Popolo, Fountain di Trevi, Villa Borghese) are just a walking distance away from the hotel (Colloseo is some 20 minutes walk, and Villa Borghese 40 minutes). On the first day you can visit Colosseo (we skipped waiting in the queue, and decided to take audio guide – you pay a regular price for the ticket, plus the audio guide – 12 +6 euro), Piazza Navona, and Di Trevi; and the second day Piazza di Spagna, Piazza di Popolo and Villa Borgese.

The hotel is well situated near the Termini train station, in about 15 minutes walking, not far from Basilica di Santa Maria Maggiore. It is located on the top floor of a historic building, with the old-time elevator. Our room was a good size, enough for three adults. Good furniture, large bathroom, good working air conditioner.
The windows looked out into the yard, and in our case it was a brilliant, because that night coincided with the victory of the Italian national team in the semifinals of the World Cup, so Italians celebrated till the night!
However thanks to thick shutters and windows to the inner yard we were able to completely cut off the noise and sleep well before our flight.

Air conditioning was working properly, it must be said that he was well-located - at the entrance to the room above the door to the bathroom. Bathroom also is a good size, with hydro massage shower. You can use a set of personal hygiene items - shampoo, gel, shower cap, nail-file, cotton pads. Everything is very clean, lots of light and mirrors. There are safe and minibar in the room. 2 bottles of water and 2 cans of soft drinks are free. In general, I liked that there is the opportunity to make a tea or Coffey at any time, using the machine in lobby. Breakfast is good - yogurt, fruit, ham, baked goods, tea, coffee. Perhaps the only complaint- is unpleasant step in the room at the boundary between the bathroom and room. You should always remember about it to prevent falling. Especially at night when being awake you don't think about any steps. To the credit of the hotel, the step illuminated by an ultraviolet light, you should just do not forget the lights turn on at night. (There are several switches on the wall, including those from this back-light)

Free Internet access, Wi-Fi is working well, the speed is good.

P.S.
You should remember about two more nuances:
1. Do not forget to close all the doors of the elevator, otherwise, no one can use it after you.
2. Do not put the suitcases on the leather upholstery of the furniture in the room. (This is written in the memo, which lies on a table in the room)
