“Exceptional Beach Location”

This hotel is so convenient to the beach and well marked from the boardwalk pedestrain side but not so well marked from the street driving in. The street was very busy and hard to park during check in. The public parking garage was a few blocks away but felt safe and clean enough. Once in the hotel highlights included the old elevator, the balcony with exceptional views and the clean airy room. Good acoustic sound proofing kept the central location quiet when the doors were shut. Fun to overlook the ambiance of the street and beach below. People here were very nice and helpful with an understanding of English. The bathroom was modern and clean, the towels and sheets were of better quality.

Room Tip: Room 53 had a terrific view! Tiny balcony but good for watching the sunrise and set .

San Sebastian is an expensive town so this wasn't cheap for what you get, but I think it is as good value as you will find. The room was light and spacious - no.13 - and had a wonderful view over the beach and bay from a small balcony. Its location couldn't be better, straight onto the promenade, and a short walk to the old town and other attractions. The bar where they serve a good breakfast looks out to sea, and they have tables outside which are very popular. As soon as you leave the hotel you are in the middle of the main strolling area of the town. We didn't eat there as there are so many great places to eat in San Sebastian, but the food looked fine. The service was relaxed and helpful and we were very pleased with our stay. The view was worth a lot so make sure you have a sea view room.

We chose to stay at Hotel Niza during a recent conference, and it was the right choice for us. It's seaside location in La Concha is excellent (with one caveat discussed below), within walking distance to everything we cared about. The location implies a price premium and some limitations. Yet as an older hotel, well appointed but not luxurious, the value was better than other choices we considered. Although the staff at the registration desk are multilingual, I admit that as native Spanish speakers our chances of miscommunication were minimized. Pros and cons:
+ Excellent location, just walk straight to the beach, which was great in Sept. Dinner at the old part, the Convention Center, shopping and the main Museums are all within walking distance. The Naru restaurant (located at the hotel) and the tapas they cater at the hotel cafeteria are gourmet bargains. The underground car park (shared with two other hotels) is closest to the Niza. The la Perla bus stop is right by the Niza. Our seaside room (42) was functional, large enough, with good closet space, and the view was spectacular. Most days we left the high-tech balcony door partially open, and it was glorious to go to sleep listening to the sea. The staff was competent. I watched their interaction at the check-in desk with a rude guest, and they were much nicer and patient than I would have been. When our adult daughter decided a few weeks before check-in to join us, we communicated via e-mail and they kept trying, ultimately being able to accommodate us into a larger room with an extra bed, despite being mostly full (it was regatta and holiday season, and there was a large conference in town).
- There is a nearby disco pumping out very loud techno music on Fridays and Saturdays until 2:30 AM, so you need to close the balcony door in order to sleep. And the seaside rooms have no AC, so it'll get warm. And just walk away if they assign you the claustrophobic single rooms with no windows across the elevators. Finally, the underground garage is TIGHT.

Room Tip: Seaside rooms on a high floor are best. Avoid the windowless singles at all cost.

We booked a 4 night stay at the Hotel Niza in July. We had to leave after the first night due the smell of raw sewage in our fourth floor room. We asked the front desk for a different room and they were totally indifferent. We told them we were moving out and they did not care. If you like staying in a room that smells like a sewer this is the place.

Very nice hotel, but only if you have a room at the seaside. At the other side you cannot pèn a window because o0f the noise on the street during the whole night

Of all the hotels we stayed at during our recent trip to Spain this was the most expensive and offered the fewest extras. At 150 Euros per night parking was extra (15 E per day) and breakfast was not included. On top of this the AC was turned off BY THE HOTEL and could not be turned on again from the room. A call to the front desk fixed this but this is more consistant with an economy hotel, which this hotel is not! The hotel is on the boadwalk and it is a 10-15 minute walk to the old town area. There was noise both from the street and nearby clubs.

This hotel is in the perfect location to enjoy San Sebastian. While we didn't have a view of the beach, our room had a balcony, and was lovely, quiet, and clean. The staff was excellent, especially one of the receptionists, Iker Bardaji, who when not working for the hotel, is a licensed tour guide. Because of a holiday, the buses were not running to Biarritz, and a train involved 2 changes...so Iker drove us to Biarritz and then picked us up at our hotel there 3 days later and drove us to the airport back in San Sebastian. He took all of the stress out of our trip and I recommend him highly for tours or transportation to Biarritz, Bilbao, etc. He is a wonderful gentleman who speaks perfect English. San Sebasian is a fabulous vacation spot....beach is beautiful, food is fabulous and the entire city feels like one big party!

Room Tip: Request sea view, but other side is lovely as well.
