Polite and helpful employees, neat neighborhood, clean and comfortable room. Breakfast was good and varied and well worth the 9 Euros each. The location is perfect, since it is easy walking to a lot of tourist destinations, yet not so close that one is presented with the throngs and prices of a tourist district when stepping out the door. Good food and pubs nearby. The bed was very comfortable and there was a nice view of the street with a sort of balcony window opening on to it. Loved the room, loved the hotel, ready to go back again. You would have to get pretty nit-picky to find any problems with this place. The bathroom was nice, although those European shower shields take getting used to. Plenty of room for a friend or 2 in the bathtub. The lobby and elevator are on the small side, but our actual room was fairly spacious.

Rates are also excellent. Good hotel. Go stay there.

Positives : Received excellent rate on this hotel and thus represented good value. Good location, quite close to main train station and 10-15 minute walk to Marienplatz. Hotel in general clean and comfortable, although a bit dated. Staff very friendly and speak good English. Internet terminal in lobby.

Negatives: There is a number of casinos and strip clubs nearby but overall feels safe, lift does not go all the way to the top floor, no common area in hotel, smell of smoke in rooms.

I visit Munich about once every two months and have sampled quite a few centrally-located hotels. I stayed at the Deutsches Theater Landwehrstrasse (not to be confused with the Deutsches Theater Downtown) for one night recently and loved it. It's a rather eccentric place with a time-forgotten feel, big rooms opened with the sort of key you're unlikely to forget to hand in whenever you go out, and some of the friendliest and most obliging staff I've come across in Munich. When I explained that I had to catch an early flight they insisted on providing me with breakfast at 4.15am as if that was the least they could do.The hotel is also less than 10 minutes' walk away from the Hauptbahnhof and the S-Bahn to the airport. The only downside for me was some distinctly un-German plumbing: it took ages to run a bath owing to low hot water pressure. No matter. I'm looking forward to staying here again.

I booked this hotel through travelocity as a good buy and I think it was, but it definitely had a few quirks. Positives- I liked the location; its a short walking distance from the main rail station so it is easy to get around. Also very clean and tidy; pillows were comfortable; staffing was very polite and helpful. The quirks- this appears to be one of the hotels in which rooms vary greatly so I can only speak of my room which was basically an attic room on the top (5th) floor. The elevator goes to the 4th floor and then you climb to the 5th- front desk assisted with luggage so that was okay. The room was not air conditioned - but tolerable despite July season. Traffic noise could be clearly heard - but Munich is a noisy city- I had the same problem whenn I was at another hotel in a different part of the city. The bathroom was very large, but the facilities within the bathroom (e.g., the shower) was very small- can't figure out why-could be tight for a average size man and definitely tight for large or broad shouldered people. Telephone and TV did not work, but they were willing to move me to another room. Since I was only there for 2 nights, I did not bother but the biggest inconvenience was no clock. Fortunately, I had my cell phone and could set the alarm, but they really should invest in alarm clocks. Altogether, a good value, but be aware of the quirks.

The hotel is perfectly located - about 5 minutes walk from the main station and about 15 minutes from Marienplatz, although you would have to walk past Augustiner Grobstatte en route, which you might not want to do as, for my money it's the best beer hall in Munich!
Rooms were good and clean, although the central location means that front rooms are quite noisy.
A word of criticism about breakfast - when booking, the email from the hotel advised an "American-style all you can eat breakfast buffet". In reality this consists of the standard cold meats, cheese, bread, fruit etc continental brekkie plus pretty solid scrambled egg and nice crispy bacon. Problem was when the bacon ran out, which it usually did by about 8.30 (breakfast ran until 10), that was it, no more despite requests. In fact one day there wasn't any bacon from the outset. If this had been a breakfast buffet in America, there would have been a riot, and what was on offer would have been better described as an all you can find buffet!
The hotel also offers a 2 for 1 meal plus free drink in the bar, but the guy running the restaurant claimed to know nothing of this, but when showed the email did honour the 2 for 1, although the free drink wasn't forthcoming. Bizarrely, you are not able to book meals or drinks to your room, as the hotel and restaurant seem to operate completely separately. I should say however, that the Italian style food was very good indeed,and they serve the most delicious pear schnapps in town.

Overall, the Deutsches Theater is pretty good value for it's central location.

My friend and I stayed at this hotel for Oktoberfest 2007. We booked months in advance, and while the rates were more expensive during this time (as they are for all hotels in Munich during Oktoberfest), they were not unreasonable.

All in all, we had a positive experience. The room was clean and a good size. The front desk folks were friendly, and the breakfast was decent. The best part of this hotel for us was its central location. It is within walking distance of the Oktoberfest fairgrounds, the train station, as well as the popular pedestrian shopping area. While there are a couple strip joints in the neighborhood, I wouldn't call the area seedy. My friend and I (both females) felt perfectly safe walking back to the hotel late at night by ourselves.

As some other reviewers have mentioned, there are two hotels with the same name, so be careful when reading reviews as some of the reviews for the other hotel show up for this one and vice versa. Again, this is the one on Landwehrstrasse.

I stayed in Deutsches Theater Hotel Landwerstr.18 in November,2007 for 3 nights. The hotel is in 10 min.walking distance from Central Railway station (Hauptbanhof). Marienplatz and Rathaus, Kaufingerstrasse (main shopping Srt.) is in walking distance. So, I had not to use local transport.
Reception was very polite. I had given city map and was not asked to show my passport.
Hotel is clean but old. The furniture is very used. Nevertheless, the room had cleaned every day and towels also changed every day. Spacious room, LCD TV, soft bed, big pillows, regulating of heating, excellent breakfast and nice receptionists - what else could wish true traveller? Some things could be better. The main problem was smell of cigarets from neighbour rooms. There is allowed smoking. Too little light in the room. Brightest place was bathroom. No safebox, no electronic keys.
I would recommend this Hotel to the real travellers without high level of needs. This Hotel will be suitable for midlevel travellers.
