“Beautiful Place in a Beautiful City.”

This place had the most comfortable bed we've slept on in 26 years. We would not categorize it as a hotel, but more of a bed & breakfast. That being said, this is definitely the best B&B we've been too. The staff was friendly and helpful, and speaks fluent English. Location-wise, it was close to the Promenade de Anglais, the main bus stop, Place Massena, and just a walk from the beach.

Pros: Great location, friendly staff, comfy bed, pretty French deco.
Cons: A few flights of stairs to get to the hotel.

We will definitely come back and recommend the place to anyone.

Really nice place, comfy beds, clean rooms, fab location. Ok, i agree with other comments it is not a hotel but this is france, dont expect a hotel to be full of services. Place is like you are renting a room, a very cure one. I would stay here again. Owner and cleaners very nice. Good job!

here is why this place might not be for you: if you are looking for a hotel or inn that will attend to all of your whims; or if you cannot or do not want to walk several flights of stairs. Le Petit Trianon does not have an elevator and you have to walk to the 4th or 5th floor with all your luggage, by yourself. It's in a building with other businesses but you don't really see many people. The building is not new because most of Nice is not new. The rooms, however, are excellent with excellent bathrooms. They have laptops in each room with free internet but if the laptop isn't charged then it's useless, ask for the cord. We dealt with one person only - she cleaned the place, received payment, and got us breakfast one morning (book the previous day). Be sure to confirm with the place if it's OK to arrival at such ungodly hours as 2AM (the doors are locked after curfew 10-11pm). Now, if you're knees, back are OK and you're going to Nice to see the city and not the hotel where you are staying, then Le Petit Trianon is for you. It's super clean, staff is friendly (if you have questions about the city, transportation, etc). We did not have great views, but it wasn't the back of a building either. Is very, very well located, close to shops and the beach. At around U$100 a night it is a very good deal.

If you think Le Petit Trianon is a hotel or an inn, you are in for a surprise -- it's not. It's a walk-up collection of rooms on the third floor (second, according to the French) of a small commercial building. If you are like me, after you have figured out how to get in the building's front door, you will be shocked that you need to carry your bags up 5 flights of stairs. No elevator. And, yes, you must be comfortable walking up and down those 5 flights of stairs to go in and out.

I arrived to find the door locked and no one there. Fortunately, someone showed up in a few minutes. But the "hotel" is unstaffed for long periods of time -- at night, in particular. I found it a little creepy, actually. I had no problems, but what if some other guests had presented a problem? I don't know what I would have done.

Other than what I have mentioned, everything was fine. The room, once cute, and now with fairly scuffed walls, was comfortable, and the bathroom, with faux marble tile, was surprisingly nice. I was also surprised that the room was fairly quiet. What sells this place is the price and the great location. The room itself was clean.

I would stay here again, because it was a good value, relative to Nice prices. But just be sure you are up for the climb.

To explain the rating below -- it's not that the service was poor. There just wasn't much of it.

After graduating from college a few weeks ago, my best friend and I decided to do a 2 week Europe trip. We were definitely on a budget and this place was a Big Bang for our buck! It's small but super clean and in a perfect location. It's located in a very safe, pedestrian only shopping district. For reference, Louis Vuitton is on the corner and the hotel sits in the building directly over Bally and Hugo Boss. Our room has a terrace overlooking a bustling intersection of pedestrians. Finding food and things to do was not hard at all as there are shops and restaurants for blocks. The hotel is in a walk up so pack light. Carrying bags up 3 flights of stairs can be a hassle. Overall, if you're on a budget and don't mind stairs this is a perfect hotel!

The hotel is small and quite small. There are no common facilities, just a common entrance with a help desk. There is no 24/7 helpdesk, so it's best to send an e-mail or to call in advance to be sure that the room is ready when you arrive at the hotel. If you arrive late (or early) and there is nobody there, just tell the very helpful staff (husband and wife) and they will provide you with the code to open the main door, the door of the hotel itself and leave the key of you room where you can find it.
The rooms are tiny, but clean. Every room has a private bathroom with a toilet, a sink and a shower. No bidet, but it's quite normal in France. There is a TV with channel in French and there is a w-fi connection in every room.
The hotel is at the third floor and there is no elevator. The main stairs are not a steep, but if you absolutely do not want to carry your luggage upstairs, choose another hotel.
Breakfast is not included, but can be provided for 12 euros.
In conclusion, if you want a no frills room at a bargain price (for Nice, so we are talking about 100 euros per night for a double room), but you still want your privacy (no hostels, no shared bathroom), and your pretend a decent level of cleanness, well, this place is for you. Clean, cheap, and with a perfect location.
The street is a pedestrian one in the city center (but not in the old city), so if you arrive with a car you can't go in front of the hotel. It's not a problem, because there is an underground parking lot where you can leave your car for 23 euros per night. There are cheaper parks around, for about 18 euros per night. You can try your luck on the street, but it's going to cost you 1,40 euros per night and, unless you happen to be there when somebody leaves, you won't find a place. If you do, keep in mind that it's free in the night and during the weekends, so you might end up paying nothing.

We stayed at Le Petit Trianon for 2 nights in May. The location of the hotel was excellent. It is in an area of pedestrian only streets with lots of restaurants and shops. It was easily accessible by bus from the airport and by tram to the train station. We stayed in one of the rooms on the 4th floor (one floor above the hotel office) which was clean and comfortable. It had a small kitchen and also a small terrace where we enjoyed our morning coffee. Agnes (one of the owners) was very nice. For the price we were very happy with the room and the location.
