“A warm welcome”

On a glorious September weekend we stayed at The Royal Oak - our second visit. We needed to arrive about 2.30pm even though Pip and Carmen are normally taking a well-earned break then. No problem - the gate was open and the chalet ready for us with easy chairs outside so we could enjoy the sunshine. Supper with our family that night was splendid with interesting beer from a nearby independent brewera and a bottle of wine with a fair mark up. The bar was quiet as most people were sitting outside on that balmy evening. Pip had also lit the wood burner.
Breakfast was, as previously, top rate with herby sausages from a local butcher, lean bacon full of flavour and those famous scrambled egg. The coffee is good too!
One tip if you like an early night, do check the website for the dates of their popular music events.

My family came down to visit for a few days and as we are in the middle of renovating our new house in Beckley we asked The Royal Oak to put up the entire family as the pub is situated close to our home. My family were made to feel welcome nothing was too much trouble. The cabins were very clean and had everything they needed. They said the breakfast in the mornings were second to none so I am now going to go there for breakfast to try out Carmens fantastic scrambled eggs. Each evening we all ate there and as I have said before the food is to die for, traditional home cooked food, her pastry is sublime. They stayed for an Open Mic night on every Tuesday, they thought it was amazing and such talent. All in all they had a great time. Thank you so much Pip and Carmen.

Room Tip: all rooms are ground level and very quiet.

we have been there many times for a meal and it is always first class we stayed in one of Pips cabins for a night and its all first class,they are both friendly people and Pips regulars make you feel at home and if you are smokers as we are theres a fantastic smokeing area with a log burner which when lit is as good as being in the bar nice and cosy, would recomend this pub to anyone

My wife and I stayed for 1 night 23rd June.
They have 10 'cabins' at the back of the pub, all spotless and new.
The pub itself, old low ceiling just what a village pub should be.
The owners Carmen+Pip are fantastic, the food on a blackboard in the pub, just right, not pretentious, but good well made and well presented.
They love their music, and we were lucky that 3 guys popped in for a pint, got their guitars out and away they went and soon joined by Carmen who has a very good voice herself.
I cannot reccomend the Royal Oak enough, only a couple of miles from Rye, but when the sightseeing is over, this is the place to come back to. Well done and keep it up , we will defitnately be back.

Visited this pub three times during our recent week on holiday. We can honestly say we enjoyed each visit. The food is very good quality and reasonably priced. Owners are very friendly and helpful. Tuesday evening was open mic. We were pleasantly surprised by the variety and quality of musical entertainment, some very good. Very handy location for nearby Rye. We would certainly recommend a visit to the Royal Oak.

We first stumbled upon this B&B in October 2011 when a trip to the seaside required us to stay overnight. We had rung every other B&B in the area to no avail, but we were told there were 'new rooms available at the Royal Oak pub'. We took a chance on it, having low expectations of pub rooms and by this point desperate for somewhere to stay but BOY were we blown away! We arrived at what was a beautiful country pub (beer garden, flowering trellis', car park, low beams, character, bustling with live music) and were shown to some very modern newly built quiet guest rooms situated in a separate building. The rooms were clean & modern and provided everything you would expect to get from a visit to a Centre Parcs or Travel Lodge. The breakfast (included in the price) was top drawer and better than we have tasted at a 5 star hotel! In the evening we had dinner at the pub and again, not really expecting much with 'pub food' we were again blown away by the DELICIOUS high standard of the food! By far better than any restaurant. But what really sets this pub/B&B apart from the others is that everything is done with such care and attention to detail, the landlord 'Pip' is extremely gracious and helpful and you're made to feel very welcome. We have just returned from our second stay there this May and would definitely recommend it as a stopover to anyone going to the Camber, Rye or Winchelsea beaches.

Stayed here for a night in may 2012. The pub is lovely and the food great although only one option for vegetarians.
The rooms lack character but are very clean and tidy with a great shower. The couple who own the place went out of their way to help us and served us a wonderful full English breakfast in the beer garden the next morning, which was included in the price. They topped up our tea and coffee until we couldn't drink any more.
