Clean, spacious rooms, perfect breakfast.
The owners are very friendly and ready to arrange everything.
At 15 min from the city center as well as from the Institute of technology.
The wifi is free, nothing is missing!

Horrendous B&B. We were left standing in the rain after we arrived for 20 minutes because there was no one there to let us in. Eventually another guest let us in but we still had to wait another 20 minutes till an owner arrived and we could get into a room to dry off.

Then it gets worse. Pubic hair in the bed sheets. Blood on the bathroom towel. No soundproofing, and no peace, B&B owners roaring and chatting in the halls late at night as if there is no one trying to get to sleep - needless to say we slept little with all of the noise.

On the positives? The breakfast is reasonable, but we were too exhausted form lack of sleep to care either way. The location is handy for Waterford City and the local college, and is 20 minute by cab from the local airport.

But if you want cleanliness, don't come here. If you want peace and quiet and a good night's sleep, don't come here. If you want value for money, don't come here. If absolutely everywhere else on the whole island if Ireland is full and you are utterly desperate for accommodation, don't come here.

My girlfriend and I spent 3 nights at this wonderful Bed and Breakfast. The whole place was fresh and spotless and very well decorated. The owners were very friendly and helpful with all there tips for restaurants and further places to visit.
The Breakfast was the best Breakfast we had in all our stay in Ireland. Nothing was to much trouble for the O Conners, my girlfriend wanted cooked porridge and that was really delicious. Also very delicious muffins and scones!!!!!!

I HIGHLY RECOMMEND THIS PLACE

Room Tip: All the rooms look good

This B&B is right off the main road; the room was loud complete with street noise, a crying baby, and a next door dysfunctional family. The thin walls also allowed the full gale force winds to be heard all evening. The bed was uncomfortable, the parking was atrocious (requesting us to park on the sidewalk or 3 blocks away in suburbia), and the breakfast was complete with moldy bread. If you have another option, you should take it.

Hosts were friendly & helpful, breakfast was very good, location was convenient to town & attractions but the room was too crowded, there was no hanging space, the ensuite was very cramped and the toilet was not working properly, the TV was old and small, parking was cramped. Other rooms may have been better but wrong room for us.
