We had a great family holiday here with 9 children under 12 years old. The gym, pool and playbarn were thoroughly enjoyed. It's an excellent place for kids and nice and close to the beach. The cottages are in need of some redecoration and checking out. There were signs of wear, kettles didn't work, some crockery was chipped, paintwork was damaged and the exterior of all the cottages needed pressure washing or painting. A wonderful time in an average facility.

Banna Beach Holidays homes are situated in such a beautiful location, which makes it all the more disappointing that the complex itself is so run down and dilapidated. I stayed in the Sand Dune Holiday homes with my husband and 3 children. I would say the holidays houses were built around 2002 judging by the decor, but they haven't been touched by a paint brush since then. Upon arrival we were missing a remote control, we had no wine glasses and very little cutlery. Our outside light was broken as was the dishwasher, microwave and couch. It was a real pain having to go back and forward to reception every time we found something else that didn't work! The dials were completing missing off the hob and oven to it was a guessing game and to what temperature you were cooking your food at! There was a decent patio area outside the house which would have been lovely to sit out and enjoy eating in the sun but it was completely covered in weeds, cigarette butts and broken glass, not very safe for your children. The grass areas outside the houses badly needed to be cut. All in all, we found the place, to be extremely shabby and run down, it was like the owners had given up and had no interest in the place. It has put me off holidaying in Ireland again.

Resort has the feeling of a delapidated council estate in large part and children's entertainment is "supervised" by tough looking bouncers in a dark pub. Cost aside, this is not a place I would ever want to holiday again. There is much better value to be had across Kerry. On the positive side, Kate browne in Ardfert serves great food at reasonable prices, banna beach is a treat (but half k from resort) and the soft play area is great.

We spent a week in the Banna Beach Resort and I have to admit I was quite apprehensive about it as I have never seen such mixed reviews. Firstly, it is not a hotel, it is a leisure centre with a reception which is used to check in to the cottages, beside it is a bar, a shop and a diner. Check in was quick and we were handed the tv remotes which had seen better days and had their batteries held in by selotape and told that we need to return them on checkout. We were then directed to house 88 which was on a quiet stretch but you could cut across the grass to the leisure centre.

So then about the house

Good Points
- It has three reasonable sized bed rooms
- It was clean
- All the electrical appliances worked

Not so good points
- There were a number of light bulbs either blown or missing
- The house showed signs of wear and tear e.g. holes in the plaster where doors had been swung open
- Leg missing off one of the couches
- Crockery and Cutlery was a hotch potch and nothing matched
- There was only 1 scart cable for the satellite and dvd player and they both shared the same plug so an amount of switching around was required

The Leisure Centre

Good Points
- It was clean
- The pool was warm

Not so good points
- There were a few blown light bulbs in the changing rooms which made the changing rooms very dark in places
- The pool got very busy by about 11:00, generally we went between 10:00 and 11:00

We only went over to the bar twice, there is outdoor seating but a lot of the chairs have seen better days. The service in the bar was quite slow and the choices quite limited. Service in the shop was sporadic as the same woman seemed to be running between the diner and the shop. The indoor seating in the bar reminded me a bit of bars in caravan parks in the U.K. back in the 70's so if you're expecting a cosy little bar then you will be disappointed.

And so to the verdict, if you are expecting 4 star then you will be bitterly disappointed, if you are looking for a clean house with a couple of quirks and a fantastic location then this is the place for you especially if you get the weather. Would I go back ? Yes I would due to the location. Would I pay the full high season rate ? Probably not
