“You get what you pay for”

The bed and breakfast is cheap and on first impression, I did not like it, the street it was on did not seem pleasant and the guest house looked shabby. However! When we got to our room, yes it was shabby but also clean, bedlinen and toilet, shower etc, clean, Tea and Coffee facilities in the room. Not an ideal view of a local dumping area and cracked window but smelled and looked clean with heating and windows that open nice and wide to get fresh air in.
The man on reception greeted us with a great welcome, he always did breakfast too and was really friendly. The breakfast was bacon, sausage, egg, beans and toast, tea or coffee, juice would have been nice, but was cooked lovely, hot and quick.
Location wise, end of the road (left out of hotel) 5 mins walk and you on O'Connel Street and right in centre of things, on off buses, bars, restaurants etc. 15 mins walk to the river which was lovely to sit alongside.
We paid 144 euros for 2 nights for 3 of us and got tea and coffee in room, hand soap, towels, clean bedlinen, fresh cooked breakfast and a comfy bed, right near to centre of Dublin but not too close as was nice and quiet at hotel, all in all, would recommend for those on a budget that can look past a bit of peeling wallpaper and are looking for a clean room, comfy bed, nice breakfast and central base. With a really friendly and helpful manager.

Room Tip: Be aware that its a terrace house bed and breakfast so if you have mobility problems , as for a room...

We booked this guest house before reading the reviews. When I read the reviews we were a little worried, but we didn't have to be. The man that met us at reception was very pleasant and helpful. The room was OK, it was clean and tidy. Breakfast was good. Dublin City Centre is within walking distance with plenty of bars and restaurants. It was worth the money we paid.

Arrived at the Guest House and was greeted by the owner on reception. Checking in was all fine, we arrived about 11am and was able to go to our room then. The owner helped me with the bag's up the stairs.
Once i reached the room i realised it wasn't all good. Room was very small, only really big enough to be a single. The room was very cold, didn't help that they owners opened the window when ever they went in! When the heating came on it did help a little. The room was nothing like the pictures, very dated and needed a good clean & some fresh paint. The bed was very comfy & there was an extra quilt in the wardrobe - which i used!
The bathroom was very damp, all the wallpaper was pealing off and there was damp on the ceiling. The shower wasn't powerful but was hot.
Breakfast was nice, 2 choice's of cereal, some fruit & a cooked breakfast with a pot of tea/coffee. Breakfast room was quite clean & was spacious.
The Guest House was quite noisy, as the front door banged very loudly each time it was closed & so did individual doors. Could hear everything above also.
Location is very ideal & the bus stop for the airport is at the end of the road - 2 minute walk.
We paid 98 euro for 2 nights, which was the cheapest we could find with a good location. It wasn't worth 98 euro, but a lot of the other guest houses on the street looked worse!
The owners are lovely, and can give advice on getting to places & bus times, etc!
This Guest House is okay if your just wanting somewhere to sleep & get changed in!

i dont know why people from UK really love to complain, really dont get what they want. in some point paying less, dont expect too much..! if you want an extravagant place book in 5 star hotels not in b&b, thats why some people had a very bad feedback to us,(english people) dont be so mean..! just be fair.!! dont let us them to feel that there is descrimination between european and asian. dont get their point! next time to avoid problems, and looking forward to have a good accomodation, not go in b&b. im just pointing out their feeling, coz i had a chance to chat with the staff, and they were really surprised that im too much friendly, then that was the start of the conversation and releasing their feelings. this place is clean, very friendly and good breakfast, if u didnt had any chance to have breakfast coz of your bull reasons, well, not their lost..

Having just spent one night in this guest house I would avoid it at all costs,the room smelt musty, the wallpaper was falling off the walls and the bathroom was mouldy. We had to go out and buy 2 towels as the ones provided were tiny and dirty, the staff were very unfriendly too...I cant comment on the breakfast as we didn't want to risk it!!

I booked this quite last minute with no idea what i was letting myself in for (should have read trip advisor first of course- but had an emergency accommodation situation!)

The room was tiny (looked like a prison cell), the bed was vile (was dying to pull covers back and look under the sheets but was too scared!).

The matress looked like it had a 50 stone man sleeping in it for 5 years beforehand, Dipped in the middle. The skinniest pillow i've ever seen.

There were 2 windows in the room, both with metals shutters on the outside (lovely view!!!) and the windows themselves were bad, the locking handles didn't work properly (swung round) and there was a massive draught all night!

The shower room (on a different level) was ok, tiny and vaguely clean. The smallest towel i've ever seen (pink bleach stained).

Left in the morning before breakfast as i had a 4 hour journey to make and was worried about what I might have eaten!!

Yes, OK it was €35 a night but I paid €45 prevously for something just as budget but in much better condition accross the road!

Worse than any hostel i've stayed in!

Don't sniff when you pull the duvet up! The whole room smelt musty.

They could do with investing a couple of hundred quid per room just to get it to a reasonable budget standard (new bed!!)

I don't understand the bad reviews. I can say that I was really happy with the experience I had in that place. The couple who are in charge are very friendly. Everything is very basic but what can people expect for such a cheap price? I would definitely recommand it if you travel on a low budget and don't expect to have a jacuzzi in your room for 30 €/night.
