“Great Stay and Perfect Host”

It's not a big place, 4 rooms I think but the layout suggests all the rooms are a decent size and the room I was allocated was great. It was a twin for single occupancy. Before I comment on that I have to say that the welcome from Will was impeccable, an introduction to the guest house; sky tv in the downstairs lounge - noted; up one flight of stairs to the room and this presented very well, clean, quiet, very comfy bed, nice seating, flat screen tv, and to be frank, a sensational ensuite bathroom. This was a great bedroom and ensuite, it was a delight. So as it was a quiet location I had a great night sleep and breakfast (included in my rate) was top quality. When I get a cooked breakfast in chain hotels I normally start planning from the outset how I cannot possibly finish the meal but have a fair crack at it and just leave a little inoffensive portion at the end. On this occasion the breakfast was tasty and beautifully presented and, all gone. The host was completely professional, great experience and I cannot commend this place highly enough. Great stay and perfect host.

Room Tip: kenneth street is busy with traffic but not noisy for tourists at night

We stayed at the Carisbrooke Guest House in Inverness in July 2013 and were over joyed at the great location of the place - just 5 min walking distance to town. We received a very friendly welcome by the new owner of the Guest House (he'd been there just 3 weeks), the rooms were neat and clean, the bed was very comfortable, the decoration beautiful. We liked the little courtyard behind the house with the pretty flowers and a few little tables with chairs. Breakfast was wonderful, well cooked and nicely presented.
We can recommend this guest house to anyone who likes a place that is a bit more special than other places.

A travelling group of 8 friends, we stayed here for one night, the place is very nice in a quiet area of the city and just a few minutes away from the city centre.
The room are reasonably sized and have all needed ameneties.
The staff is friendly and breakfast was very good!
I would definitely return here!

A lovely guesthouse with a warm feeling to it. The welcome from Will was warm and friend. We were shown to our adequate sized room which included a nice modern flat screen tv with many channels. Free WiFi was a great bonus. The hotel is located just across the river from the town centre which is worth a visit. Breakfast was plentiful and again Will was on hand and very attentive. Checkout was no problem and electronic payment was available. Overall this is a well situated guesthouse with a private car park and a friendly welcome

This feedback is given honestly and is not intended to be insulting but I hope someone picks up on the points I'm making.
We are non-smokers and to be met by someone who was smoking in the back garden was off putting to start with. Can't remember her name but her welcome was anything but that. No warmth in her approach. No interest in why we were in Inverness and what we might be doing - if she had asked she might have just made one suggestion on where we might eat or what might be of interest to look round. Also her clothes were shabby and the lining of her trousers were in tatters! This really put us off from the start.
We were offered complimentary drinks - white wine for my wife which was of poor quality and I was given a bottle of Budweiser (just that no glass came with it!).
The water pipes in the bedroom rattled whenever any other guests turned their water on in their room. Fortunately most guests must have turned in early. We did mention this to the Housekeeper who said she was aware of it as it had happened when she slept in the room and that she had had a plumber out to it and since no other guests had mentioned it she assumed everything was ok.
There was quite a large TV in the room which had a large blue standby button on it and at 3am it started flashing like a giant lighthouse. This was followed by the radiator pipes making strange clunking sounds until 4am. Not a very restful night’s sleep.
The breakfast was unreal. I have never been in an establishment where you have sat for at least 10 minutes and the housekeeper does not acknowledge your existence never mind offer a "Good morning". It really created a poor atmosphere. We had asked for an 8am breakfast as we wanted an early start as we were travelling around Scotland but the cooked breakfast did not arrive until 8:40. If our suggested time was inconvenient why did she not suggest another time? Other places we stayed did that and we were happy to eat earlier/later to suit.
When it came to paying, the PDQ machine was not working so we had to walk into town for cash. This again delayed us from getting started on the next part of our journey.
At no time was an apology offered for either the service or inconveniences caused. It seemed it was all about getting the money collected and banked as quickly as possible. It really had the feeling that there was no enjoyment in looking after the guests and that it was just work. Bearing in mind this was the most expensive place we stayed in Scotland during the week we were expecting more.
Sorry if this sounds harsh but these sights are set up to improve later service and I hope this feedback helps in this regard.

This was the only place where the caretaker was willing to do our washing. The rooms were small but functional. Very clean. Well situated. Only thing really was that their sign is too small and blends with the Art Shop necxt door making it very difficult to loacate.

There is nothing overly wrong with the guest house, but we were put off by the "really could not care" attitude of the person who runs it. We assume she is not the owner. We cannot imagine an owner would be so indifferent to her guests. Beyond that, there is nothing terribly wrong with the place, but then there is nothing to strongly recommend it either. Given the many, many other options in Inverness, we will look elsewhere on our next trip.
