Hotel in prime position right on Princess Street which brings a problem as there is no parking. My husband is disabled and luckily managed to find a disabled place around the corner. Staff very friendly and helpful. George from Egypt in the restaurant deserves a special mention, nothing was too much trouble to him. Room was very small and old fashioned. Hotel does have that Gentleman's club feel. The food was excellent both dinner and breakfast. Would stay again if parking arrangements better not the hotels fault. Would go by train as not far from Waverly station.

Room Tip: Room 10 after scaffolding comes down.

Stayed here last weekend (December 2012) and would highly recomend this hotel. The hotel and room isn't the poshest or newest (we had a coupon deal) but was spotless, as was the bathroom. Also very well appointed with toiletries and coffee tray etc. Amazing view over Princes Street and the Royal Mile up to the Castle which was great, especially at Christmas with the lights. Despite being in middle of Princes Street, rooms are very quiet. Beds were very comfortable and we both had a good night's sleep.

Now, we come to breakfast..... this is one of the best breakfasts I have had in a hotel - the dining room and staff are top notch. An amazing choice of food for breakfast with no limits to what you can order - also the usual buffet with cereals, fresh fruit etc. The waiting staff are great. Nothing is too much trouble. My sister was able to order gluten-free toast without any hassle.

Can't thank them enough. Will definitley be back sometime.

My husband and I stayed here overnight with a Groupon deal.

The hotel gets a 5 out of 5 for location, right on Princes Street with the castle directly opposite. It's an old building, and certainly has the gentlemans' club feel about it.

We were in room 6 which doesn't have a view, in fact it looks onto a flat roof with all the builders materials (the hotel is undergoing some external renovations). The room was spacious, clean and warm. However, at 6am it's also very very noisy with people off-loading bags of gravel! The shower had very low pressure, so not great. The bed is huge but it's actually 2 mattresses together so there is a ridge down the middle.

The bar and restaurant are fine but, no real atmosphere, although they do have a view of the castle (currently, there is scaffolding partially blocking the views). There was only 1 staff member in the bar and the restaurant, which is poor.

We were unable to get connected to the internet in our room, the bar and the restaurant as the signal was too weak, so when the hotel says there is free wi-fi throughout the building, this is misleading.

The breakfast was excellent, especially the haggis and the portions are large.

All in all, if we had paid full price, I would have been very disappointed but given that we only paid £60 we thought it was good value... but if they give you room 6... ask for another!

We stayed here when there was scaffolding at the front of the building however this was advised before booking and to be absolutely fair didn't detract from our stay. Having breakfast in the dining room there was a clear view over to the castle and plenty of food to choose from. The bedroom was small but clean, a wee bit old-fashioned but it is a private members club so probably has good rates for being in an excellent location. Staff were friendly, helpful and went the extra mile when asked for directions and transport links, all in all a good place to stay.

We had our wedding ceremony and meal here. We weren't informed about the scaffolding being left out at first and communication could have been better, but the day went smoothly otherwise. Wait staff were a bit grumpy at the wedding meal. The even staff were great and helpful.

Two great things about this hotel are the helpfulness of the staff and the stunning location. We had a lovely dinner with a lit up view of Edinburgh castle and skeletal trees with blue fairy lights. Superb. There is also lots of excellent modern art in the stairwell so a treat for art lovers. We had a deal for one nights accommodation so it was definitely value for money. With a refurb the rooms could be gorgeous but for one might it was a very comfortable stay. Breakfast included and very delicious

We chose this hotel due to its central location and we got a deal on our Superior Double room because of building work on the outside. We were lucky enough to get the only room without scaffolding and, on the 3rd floor, were directly opposite the castle. The view was outstanding, day and night. Reception staff were welcoming and very helpful. Breakfast was substantial with lots of options (fruit, porridge, traditional English, kippers, haggis to name a few!) with good service and a view of the castle opposite. The bed was comfortable (although our double was actually two twins pushed together with thick double topper on top which we could not lie on). Room service excellent. We were a 10 minute walk from the castle, with main shops, bars and restaurants on our doorstep. Sound-proof windows meant we had no noise from outside but this was minimal anyway due to only buses and taxis being the only traffic on the street below. We both agreed that, had we been able to afford it, we would have paid full price for the room as it was worth every penny. We hope to return in the future.
