Ardbrae House was recomended through another hotelier. My partner and myself planned a weekend around a business trip. It was my second time in Edinburgh and my partner Fran's first. I rang Julia and was greeted by a friendly warm voice, from the first contact and various emails I found this lady to be so accomodating and so helpful. When we arrived we felt immediately at home. Recently renovated the property was tastefully decorated. The linen was beautiful on the bed, and Julia and Jason couldn't do enough for us. The breakfast was delicious and our two days in Ardbrae House was very enjoyable and a home from home atmosphere. I work for a charity and have recommended to my colleagues that they use Ardbrae house in the future. With a great transport system in Edinburgh, a bus stop outside the journey is an enjoyable 20 minute max to the city centre.
We are planning another trip soon and will be booking with Julia and Jason.

Excellent Stay!

Managed to get a night at this excellent B&B right at the start of the Edinburgh Fringe (I believe they were fully booked throughout!) and I'm very glad I did!

Really friendly hospitality from the two owners, Julia and Jason - both of whom couldn't have been more helpful. Julia even helped to sort out some Fringe tickets for me!

About a 10-15 minute bus journey into the heart of the city - but for £1, with regular buses from just outside, I couldn't complain at all.

The bed was very comfortable with nice decor and a welcome hospitality tray. Having my own key was great - with so much to see at the Fringe, it was good to be able to get into my room late at night.

Shame that a previous reviewer didn't get to sample the cooked breakfast because it was delicious! And a good, hearty selection to choose from.

In all, I would thoroughly recommend staying at Ardbrae. Make sure you say "Hello" to Ard Bear for me!

My mother and I stayed for 9 nights in September at the Ardbrae Guest House. We were very pleased with our en-suite shower bedroom. Everything was clean and beautifully decorated. The proprietors were the perfects hosts. We especially enjoyed the breakfast. The hot breakfast was prepared very tasty and the selection of Scottish cheeses was especially suited to our German taste.

The location of the B&B close to the airport and only 15 minutes by bus (#26 or #1) from the city center is ideal. The neighborhood is clean and safe.

We can recommend this B&B to everyone traveling to Edinburgh.

Superb Value in a new B&B

While planning a trip earlier this month to Edinburgh, I contacted several B&Bs listed in a travel guidebook (Steve Perry's Great Britain) and through one of those B&Bs (full for the dates I wanted) I was given the name of the Ardbrae House. I found this B&B to be a superb value and a lovely place to stay with attentive and solicitous proprietors. In fact, they seemed so accustomed to the ways of running a B&B that I was quite surprised when they informed me I was their first guest.

The value and the accommodation was such that I did not mind taking the city bus (#26) into the center of town each day. With a low cost (one GBP each way), and frequent stops right across the street, the ten to fifteen minute bus trip to the town centre became a non-issue. It's not right in the thick of things, but then you're not paying 'right in the thick of things' prices either (and if you're driving I'm sure its location is quite handy).

As there was water damage to the dining room prior to my arrival, I was served a very nice toast and cereal breakfast on a tray, so I cannot comment on the cooked meal that usually constitutes a B&B breakfast. I am certain the proprietors will meet the same high standards they have for the other aspects of their house when they can use their kitchen again.

Because it was new, the room was very fresh and nicely appointed, and the en suite was fine as well. All in all a good find and a very pleasant introduction for me to Scotland.

Friendly Bed and Breakfast

We stayed at this Bed & Breakfast last night. The proprietors were both extremely friendly and helpful and the breakfast was excellent. The bedroom was immaculate as was the en-suite shower room. We were at the Bryan Adams concert at Murrayfield and it couldn't have been easier to get there. The bus stop into the city is straight across the road with buses every 5 minutes which only cost £1. We would highly recommend it.
