“Good stay”

Very well priced for the city. The staff were excellent, very helpful and attentive. It is in the heart of the city, opposite the train station and very close to the major bars and restaurants. The room was very clean, the bed was very comfortable, plenty of tea and coffee, only negative was that there was minimal storage.

Loved the decor, everything spotless, great view of the city, such a central location, and extra touches I appreciated were the foreign plug socket, free wifi and the great British beverage services in the room!!

Location just over the road from Train station, really big comfy bed and pillow, decent furnishing. The thing that as a lot of other reviews have said, is the rooms are so warm!! We were on the 1st floor so the air didn't get to the room, window and fan on all the time and it was still like an oven! The placement of a drop down shelf for the Tea coffee making facilities was a bad design also, because the bathroom door banged into it when opened. A bit confusing when entering also on the ground floor, as the reception is on the 1st floor, so you are greeted by 2 lifts. Which you need to use, as it is 3 flights of stairs if you walk! All in all though I would recommend this hotel, location is ideal and it is very clean and comfortable, air con would shoot it up the ratings!!

Stayed for four nights and chose the hotel based on price and Tripadvisor reviews. I was a bit concerned about booking a hotel with so few reviews but I had a good stay--large, quiet and clean room; good wifi; excellent location across the street from the train station and near where day trip companies depart; kettle and tea/coffee supplies in room. Staff were helpful. Would stay here again.

I knew that although it wasn't a cheap, it was not a 4 star hotel. It was clean, brand new building and just what I needed during my first days in the city. Good location and I got a room with a view. They had coffee and tea in the room as well as a tv, nothhing else. I only spoke to the staff when checking in and out, because you can get to the rooms without passing by the frontdesk. I was warned that the rooms could get hot because they didn't have a/c in the building but if I asked they could get me a fan. It did get hot at night but it wasn't umbearable to me - I come from a tropical country afterall - so I didn't need the fan. I was also offered breakfast but I preferred sleeping in.

This hotel is situated opposite Princess Gardens and near WAVERLY TRAIN STATION in Edinburgh city centre.
This is one of the cleanest hotels I have ever stayed in, it is fair the housekeeping staff work very hard to maintain a high standard of cleanliness.
All the staff are polite, friendly and helpful and very professional.
The hotel is modern in design with a bar, eating area and lounge area.
The bedrooms are a good size and have tea/coffee facilities, tv, and air con.
In the bathroom the shower is powerful and basic toiletries are provided.
We stayed for 3 nights on a weekend and paid £112 per night which I do think is a little over-priced when you consider this did not include breakfast.

Stayed for 3 nights in late June. This is a modern hotel, overall nice, clean and confortable. Location is perfect, in front of the train station and few meters from the bus to the airport. Above average for a budget hotel. Breakfast at £7.50 is expensive for what it is but the breakfast salon is charming. Free wifi works with no frills. What a delight to see such young and professional staff!

Room Tip: Check for breakfast alternatives nearby.
