“Very good B&B”

Good welcome and advises, they offered Bus & town maps at arrival. We had the family room for 4 people and it was comfortable, but this room is on the Ferry road side, so a little bit noisy in the early morning, but almost quiet during the night. Very good breakfast.

We just stayed for 8 nights at this wonderful guest house! The host are really great and professional people with much knowledge about Edinburgh. They met us at the door and welcomed us into their home. The room was fine and the shower was great also. They both made sure we had a very delicious breakfast each and every day. They would make sure you knew the tours and how to make the most of your day each day. They went beyond what most people would do for you, I really mean that. Their prices are very fair! The location with the bus outside the door, grocery across street for snacks, laundry across the street, this is only a 20 minute bus ride to the city center. We really enjoyed our stay, we just left last Monday and we miss them!

We booked our stay at the Swan Lake Guest House at short notice. On our arrival the welcome from our hostess was very warm and friendly. We were given information about buses to the city centre, provided with maps and given ideas on what to do during our stay. Our rooms were clean and comfortable. The en suite facilities were modern and clean. The tea/coffee making facilities were restocked daily and a nice surprise was the supply of toffees and fudge. Breakfast was plentiful and consisted of fruit, cereal, yoghurt and a cooked breakfast. As a result, we did not need much lunch.
There are bus stops very close to the guest house with frequent services to Edinburgh city and out to the port of Leith to shop and see Britannia. There is also a riverside walk into the city although sections of it are currently being renovated and the diversions are not always well signposted.
Leith has a number of restaurants and bistro's that serve excellent evening meals. Particularly good are the Galley and Compass.
Swan Lake is a great guest house from which to explore Edinburgh and its surroundings. We will be staying here again

Located in Leith a very convienent bus ride to all the places in Edinburgh that are worth seeing. Laundramat just over the road and lots of good eating places within walking distance. Brian and Sue are the perfect hosts ready to do anything they can to make your stay enjoyable, it was like we were a part of the family. Great breakfasts and good Internet facilities. Well worth your consideration,

Seemingly unassuming on the outside, the immaculate furnishings inside this guest house are splendid and homely. The ensuite facilities in our room would give some top-end hotels a run for their money. Brian and Sue, the owners, are extremely welcoming. Should you so require it, they are also very helpful with information about attractions, amenities, and direct pickup tours to other places in Scotland. Breakfast is good and served with a delightful fruit selection. Minor issues would primarily be parking, but I am sure you would be directed to an appropriate side street; and the location is a little way out of the city centre - but it's actually only a short bus ride into town from across the road. It is actually very convenient if you wish to visit the Royal Yacht Britannia, the Botanical Gardens, or Leith. Overall, Swan Lake is very good value, considering. Would definitely recommend.

The guest house is beautiful. We had a spacious room with a large bathroom. The beds were very comfortable. Sue gives you a choice for breakfast as well as fresh fruit and cereals. There are a couple of takeouts restaurants close by as well as laundry facilities, store and bank machine. The bus stops are within a five minute walk. I would definitely stay here again.

When we made our reservations, we were just searching the web. When we arrived, we were a little surprised to find Chinese hosts; however Su and Bryan were super helpful and kind and friendly. Lovely triple en suite room - room was clean and large with TV and tea/coffee in room. A great overstuffed chair in the room. Breakfast good with lots of choices. Bus stops within just a few steps of the front door, good connections to central Edinburgh. Su very helpful with information about the neighborhood and always pointed us in the right direction. When we decided we wanted to rent a car and drive to Inverness for 2 days, Brian even walked us to a neighborhood car rental agency, then loaned us his mobile GPS unit. I would definitely return should the opportunity arise
