Stayed here for 2 nights 21st - 23rd April and loved it! It is a little further out of the way than our usual hotel (Apex City), but at a considerably lower price. We managed to get a great deal of £75 b&b per night with Frontdesk. About 10-15 minute walk to Princes Street, and about 10 to the Royal Mile and Castle. If this is too far for you to walk, there are loads of buses available on South bridge (at the end of Ten Hill Place) heading towards Princes Street. Or taxi to George Street (at night) was about £7. Hotel is about a 10-15 minute walk from Waverly Bridge, where the airport bus drops off.

Rooms were fab, really modern in Heather tones. LCD TV, iron and ironing board (always a plus), safe, tea/coffee/biscuits, mineral water & hairdryer. Lovely comfy beds, great pillows, duvet and enough wardrobe & drawer space for at least a week. Bathrooms are also very modern with power shower, heated towel rail, gigantic mirror, large fluffy towels and lovely smellies.

Breakfast is the usual hot and continental fare (Bacon, sausage, scrambled eggs, mushrooms, beans, potato bread, haggis!! - DIY toast, Croissants, Danish, French bread rolls, Juice, Cereal, Fresh Fruit, Yoghurt, Smoked Salmon and Cheeses). We didn't have a problem with queues, although we ate very early on Sunday morning and late on Monday. Tip, read the breakfast times carefully, we arrived down at 9:30 on Monday morning, to be told that breakfast had actually finished, although they hastily and happily set a table for us. The breakfast room is not overly large, so I can imagine that it might get busy at weekends, but you can have continental breakfast delivered to your room FOC.

I would definitely recommend this hotel, if you like modern and don't mind a little walk. Edinburgh can be an expensive city to stay in, and apart from the Witchery I would say that this is the nicest hotel that we have stayed in and also the best priced. (FYI the list includes our usual Apex City, The Carlton, Royal Terrace and The Witchery)

Can't really understand why it is a 3 star, but if it keeps the price down and standards up, then we will definitely be returning.

Loved the room! Although it was a bit smaller than we expected it was classy and stylish without being cold. We liked the thoughtful extras such as mineral water and cookies, and the large flat screen tv also went down well. Friendly staff, relaxed atmosphere and excellent breakfast. Although others have praised the location for its quietness, we found it a little far out of the centre. That said, a taxi from just off Princes street only cost us £3. In summary, a great hotel perfect for a romantic getaway and as a base for seeing the sights.

Stayed there with my family. Although we had booked adjoining rooms and were confirmed, on arrival there was some confusion. However it was soon sorted out. This hotel is great value for money, well located, big well equipped rooms and a great breakfast included. The reception staff were most helpful.

By far the best three star hotel I have ever stayed in and certainly the most chic! Good position, only 10 minutes walk from the Royal Mile, superb breakfast, excellent staff and we were able to leave the car there all day after checking out. A must-stay in!!

Sadly we only had 1 night at this hotel. We arrived by car on a Saturday and the place was full but we were lucky to get one of the free parking spaces directly behind the hotel.

The reception and bar area is small but functional and the staff were pleasant and helpful , sadly not always the case in Scotland. We had a room on the 3rd floor which was close to the lifts but this wasn't a problem and when the door was closed there was no noise disruption. The room was excellent and spotlessly clean. Nice furnishings and a bed that I would happily have stayed in all day if it wasn't for the kilt shopping trip that was planned. A nice flat screen telly and a big clean bathroom with a powerful shower finished the room off.

We opted not to go downstairs for breakfast as we'd read about how busy it got so we had a continental breakfast delivered to our room free of charge. It was excellent too. Croissants, grapefruit and a selection of fresh cheese.

The hotel is tucked away down a quiet side street and is only about a five/ten minute walk from the Grassmarket and castle area. We walked back from Cafe Royal (Great pub for food and booze) which is just off Princes street and it only took maybe 15 minutes. There are plenty of Thai/Indian and Chinese restaurants nearby and if you can't find a pub you like in Edinburgh then I'd give up if I were you.

I would definately stay here again. We got a discounted rate of £80 and it was worth every penny. For comfort and location you wont beat it in that price range, and I bought my Kilt....
