Great hotel in an awesome location. We were in Edinburgh during a huge rugby game, and heard no noise. Quiet residential street, but super close to everything. 10 minute walk (at the most!) to the Royal Mile and Waverly Station. Lots nearby, including shopping, culture, sights. Excellent breakfast buffet!!!!! Glass doors on the bathrooms are a bit odd, but you can watch TV and shower at the same time! Very friendly staff. Quiet, and clean. Would definitely stay here again.

We have just got back from a 3 night stay at the Ten Hill Hotel. As covered by the other reviewers the hotel is very new and modern and we were pleased with the décor and cleanliness of the hotel. Our room (206), although well decorated, was quite small (in that you couldn’t use some of the drawers because of the chair location, but if the chair was moved you couldn’t get into the bed!). To be honest for a short break it wasn’t an issue as there was plenty of wardrobe space and walking though the hotel it would seem that most rooms were much bigger, maybe our smaller room just reflected the price we paid (£68 per night).

Following previous comments about breakfast queues, we were a little apprehensive, but there wasn’t a problem. The food was fresh and frequently replenished and the staff friendly, porridge and poached eggs were cooked to order, they also kindly provided hot chocolate.

Location wise, the hotel is situated in the theatre and ‘student’ area, being very near to the university. It is about 10 minute walk to the Royal Mile and 15 minutes to Princes Street / Waverly station.

There were a number of restaurants within walking distance. We ate at Buffalo Grill (steaks and North American), Phenecia (North African and Mediterranean) and Saffrani (Indian), all of which were within a few minutes walk. At both Buffalo Grill (unlicensed) and Phenecia (licensed) you could take your own beer and wine, subject to corkage charges of £1.50 per bottle of wine and 50p per bottle of beer. Food at all restaurants was very good, but Saffrani was excellent.

Ok it's 5 minutes walk from where you will want to be, but the upside is that it's in a quiet neighbourhood, with free parking. The building has a modern edge, behind an original facade. The rooms are well equipped and of a pretty high standard. We got it for £75 per room, including breakfast. And the breakfast was pretty good also. Bargain! Will be using again.

Hotel was brand new and very clean. Buffet breakfast with plenty of choice.Staff were very friendly and helpful.
Close to Royal mile, Princes Street and station. Would definitely stay again

I really enjoyed my stay here. The location was good, approx 15mins walk from Waverly St which may be a problem if with kids or in the rain ! I do agree that the glass doors of the bathroom may not be to everyones taste but that didn't bother me.

Unfortunately didn't make it to breakfast so can't comment on that.
