One of the most striking things of this hotel is the difference between the outside building and reception area and the rooms. The outside and the reception, are pretty average, plain normal, boring nothing amazing, but the rooms are exquisite, lovely in size, really cosy and very tastefully decorated with nice soft furnishings and lovely bedding. It looks all new and and is really clean, an absolute delight.

There are two reasons why I'm not giving this hotel a 5 star rating:

One is the neighbourhood, it is in the student area and there are not many decent restaurants around, just a few burger joints, a tired Italian and some takeaways.

The other problem is their staff. Their reception staff seemed a bit absent minded. They managed to give me the key to the wrong room precisely in a moment when I was in a hurry and made me waste 15 minutes until I got it sorted. I also had problems at their breakfast room. The breakfast wasn't included in the price so, while I was having breakfast, one of the waiters brought the bill for me to sign it. I was eating at that very moment so, I put it in the side to sign it when I had finished eating, and he came back and put it in front of my face again!!

The breakfast selection was adequate but definitely not worth the price, there was a small selection of cooked breafast, I didn't eat it because it didn't look freshly cooked, there was also a small selection of cereals, bread and some melon. I ended up asking them to make me some porridge and poached eggs but they were ok with that.

Stayed for 2 nights and can't fault the place. Ideally situated the 'Royal Mile, Princes Street , Greyfriars, Museums, Palace & Castle all within walking distance. A lovely city with heaps to see and do.
The Hotel was very clean and modern and caters for all your needs. Staff were very polite and helpful, breakfast good.
Rooms comfortable, clean and nicely decorated.
I would definately recommend staying here it's location is perfect. It;s set back from the main road and we were not dusturbed by any noise.

My wife and i stayed at the Ten Hill Place for 3 nights and had an excellent stay. The room was quiet, nicely decorated, modern, updated, and clean. Size of the room was pretty big. The bathroom is interesting in that it's mostly frosted but also see through so it has limited privacy, a bit weird. The location is OK. There are a few places to eat, get coffee, or have a pint around the hotel but nothing great. It's very close to the Edinburgh University. You're better off taking about a 15min walk to the royal mile and all those pubs and other restaurants as well which is also where the castle is. We had an awesome dinner at a restaurant called Howie's. Very high quality food and a nice restaurant, about 40pounds with a bottle of wine. It's a very interesting city, beautiful and amazing, actually, we loved our visit, but the city itself is two tiered and this hotel is on the higher level of the city. It's kind of hard to explain, you have to be there. Not much else to say except we had a great stay, no complaints or issues and that's a good thing.

I found this hotel on trip advisor and was delighted I chose it based on the good reviews it had received. The location is ideal, a 5-10 minute walk to the royal mile. The room was fab, comfy bed, lovely earl grey tea and delicious scottish biscuits. The breakfast is great quality and the staff are so friendly and polite, the hotel may have a 3 star rating but the service was 5 star. I would definitely return, this hotel is really a hidden gem in edinburgh.
