We have just returned from a holiday in Scotland, which we kicked off with 2 days in Edinburgh. I booked a room at the Ten Hill Place Hotel based on the reviews on Tripadvisor, using the hotel's own website. We booked a special package that cost us £85 per night (per room!), including breakfast and a bottle of champagne at arrival. Ok, sounds like a good deal -and it really was!!!

The hotel is new and modern, close to the city centre (about 10 min walk from the Royal Mile) and delivers excellent service. The whole staff from the night porter to the breakfast staff was very friendly and efficient. The whole hotel is stylish, the public areas comfy and the whole spirit of the hotel was likeable. The breakfast was very good with both a cold buffet and a warm one, with coffee and tea served to your table. The breakfast buffet also had local specialities like haggis and black pudding for you to taste. The hotel has a private car park behind the hotel. The hotel is affiliated with the Surgeons' Hall conference centre, so I suppose it is at other times more full of business visitors, but during our visit most people staying there seemed to be tourists like us.

Ther room we stayed in was one of the regular ones (I think they have bigger ones on upper floors), with a view on the square outside hotel. The room was in modern and trendy style, yet it was comfortable as well with nice bedding and a flat screen TV. There was a hospitality tray with tea/coffee making equipment, shortbread and a bottle of mineral water in the room. The bathroom was of a good size, modern and spotlessly clean. There were also Scottish-made toiletries in the bathroom. The room was very clean and all furniture and bedding were in pristine condition. The photos on both the hotel's website and by the other reviewers on this site are all accurate.

I have stayed in too many hotels in the UK that promise a lot more on their websites than they are actually able to deliver. This was definitely NOT the case with the Ten Hill Place Hotel. Everything was as promised and a good deal of it was better than I expected, including the champagne that was real champagne and not just any plonk. This was definitely on of my favourite UK hotel experiences EVER, and it came at a bargain price. I do recommend the Ten Hill Place Hotel for both business and leisure travel. For us it certainly delivered a very good start for our holiday in Scotland.

PS: if you are driving to the hotel (or to any other hotel nearby), do not rely on your SatNav alone for instructions. Some of the streets like Cowgate in the Old Town are closed after 10 PM, which the SatNav does not recognise and tries to direct you there. There were good instructions on the hotel website which we should have followed instead of deciding to rely on the SatNav instead.

This was my first trip outside the USA and, as a female solo traveler, I felt very comfortable both with the location of the hotel (just a 10-15 minute walk to the Royal Mile and Princes Street is just beyond that) and with my accommodations. I was initially placed in Room 107, but was uncomfortable with having a room with windows which opened out onto the street for security reasons. However, I asked the Reception staff if I could perhaps be moved to a higher floor, and they accommodated my request the very next morning and even moved my belongings for me.

Incidentally, even though both rooms were the same class of room, they were definitely NOT the same size; the first one was a virtual broom closet, even by European standards! Something to bear in mind. My new room was on the third floor and was very acceptable in all respects.

The hotel reception staff was very courteous and helpful with bus information and directions to nearby restaurants and such. I ordered room service for dinner a couple of nights, and was very pleased with the meals and with the service.

I'm not sure what was up with the review about bad housekeeping, because my experience was quite the opposite. Everything was kept very clean and neat.

And about the shower controls, the top handle turns on the shower, the middle handle regulates the temperature, and the bottom handle turns on the tub tap. Pretty straightforward, I'd say.

I stayed a total of eleven nights and was very pleased with everything about my stay. And happily, when I received my bill upon checking out, there were no surprises there. Always a plus!

I had high hopes for Ten Hill Place after reading all the other reviews on Trip Advisor.

First I walked into the public ladies room and was horrified at the filthy toilet.

After checking into my room, I found hair all over the sheets. I phoned reception and housekeeping changed my sheets immediately but I still found hairs on both the duvet cover and the bedsheet. I guess their laundry service is a bit mediocre to say the least. Hair seemed to be the overall theme, as there was also a strand in the shower.

Other then the hairs, the room was clean and nicely deocrated. The reception staff is also very friendly.

Room a bit loud considering its on a small street.

Overall, I wish I had continued on staying at the Holiday Inn Express, which was much more basic but spotless.

I am extremely disappointed to read that you felt our housekeeping dropped well below standard. At Ten Hill Place we pride ourselves on an extremely high level of cleaning – a fact confirmed by the almost unanimous level of very positive responses submitted on TripAdvisor (we are rated as 5 star for cleanliness). In addition, we also monitor in-house via our own guest comment cards and the fact that I personally spot-check a selection of rooms – at random every day whilst on duty. Our Housekeeping Manager also checks every room – every day – and therefore, we are most concerned as to why - on this occasion - we may have missed the mark.

Together with my Housekeeping Manager, we would very much like to investigate the situation fully. If the guest who made these comments would please contact me directly via TripAdvisor to discuss this matter further, I would be most grateful.

Very good hotel if not the best, at convenient location. We were very pleased with the breakfast. Cooperative and friendly staff. Couple of good restaurants around and a grocery store.

Pleasent, modern hotel within a short walk of all the interesting sights of Edinburgh. Rooms were very comfortable and clean. Breakfast and evening meals were good and not over-priced. Pillows and cushions were rather thick but I was too tired to seek thinner ones to sleep on. Staff were all friendly, I would stay there again when next in Edinburgh.
