“Good Rooms. Disappointing service.”

The rooms was very nice and modern. Comfortable beds, great baths, and free internet (not wifi). However, we encounter some customer service issues. First we had to argue to be put into a superior room, which we had booked with a superking bed, then when we checked out, the front desk tried saying the rate increased during our stay to nearly 40 pounds more per night! I thought that was a little ridiculous. They acted really put out that I had my booking too, to counteract what they were saying.

The location is a few blocks off the Royal Mile on a quieter side street, but on the 2nd floor we could definitely hear a bit of street noise. Also, we were near the elevators, which had a loud announcement everytime someone got on or off, sort of a mind the gap voice over and over. That was annoying.

All in all the hotel is pretty good, the rooms really nice, but the service is spotty at best.

Nice hotel, with easy access to Royal Mile and city centre. Room was clean and modern with a nice large screen TV / PC combo. Bathroom was particularly well laid out. Despite being allocated a room on the ground floor we weren't bothered by any road noise. Only real problem was the strange noise which seemed to eminate from the heating or hot water system , that sounded like a jet engine taking off initially and then calmed down a bit, unfortunately this seems to happen every 10 mins. This may have particular to our room (105).
Breakfast is served in the bar area and was fine, mostly self service and no compliants, attentive service apart from struggling with decaff tea so decaff coffee had to do.

Hotel was nice & modern however we had big problems with being woken up by constant noise in the mornings throughout our stay.When we rang reception to complain of the constant banging (which started at 9 o'clock) we were told they were putting in new baths in the bedroom above us & would not be finishing until 4 o'clock.However the next morning the banging began again except this time it started at 8 o'clock. It really wasn't good enough & we were really disappointed with our stay.

Stayed here for one night and i am amazed at what i got for £60. The location is excellence, £3.75 cab fare from waverly station, about 10 min walk to edinburgh castle. The hotel is modern and the room well appointed, with safe, lcd tv, iron and board, hair dryer, free internet if you use your own laptop. The breakfast was amazing, with black pudding ang haggis, quality bacon and sausages. Best hotel breakfast i have had in years. Stop looking and start booking, this place is unbelievable value for money.

Great Hotel at a great Price!!!!
Well what can I say we paid £75 per night for the room (which included a lovely breakfast). The hotel has a modern and very new decor (I think it's only a few years old), the rooms are really comfy; everything is clean and modern throughout(bed linen;towels;decor). As we were at the back of the hotel there wasn't much of a view, but this didn't matter as we were out all day.
Rooms have t.v's with some digital channels (no dvd player) and the usual hairdryer/safe/iron setup.
The bathroom is very modern but a bit unusual as the door is glass which isn't great for privacy and a bit awkward in the middle of the night as it will light up the whole room!
The breakfast is lovely, the usual buffet fair; but a lovely touch is that you can request the way you want your eggs or even porridge. you also have the option of having breakfast delivered to your room at no extra charge;which I did on my birthday!)
The staff were all really friendly and the atmospere in the hotel was very welcoming.
They have a bar which also serves food/snacks till late (this can also be ordered direct to your room, would definately recommend the nachos!!).
The location is good with a 10/15min walk to the royal mile/waverley station. I would recommend the Black Medicine cafe nearby to the hotel and 'The Jacket Potato' on cockburn street (esp. for veggies/vegans)
I chose this hotel for its location and price and wasn't disappointed with either; a much better choice then a holiday inn/travelodge or other budget chain hotel (which were actually more expensive!)

We've stayed in Edinburgh before but on a different side of the City. This is definately the perfect location, far enough away from the noisy roads and yet close enough to the action!! The hotel is situated in a quiet cobbled square and is a very pretty spot! Whilst we were in Edinburgh there was the World Championship Cross Country Championships, and there were a lot of competitors from all over the World, but the hotel never felt busy. We saw Liz McColgan who was obviously staying there because of the Championships.
If you do one thing in Edinburgh make sure you go and see the Royal Yacht Brittania..it's amazing!!!
We thoroughly recommend this hotel, it's really nice!

My wife and I stayed at the hotel 29 & 30th March, we had a bedroom at the front of the hotel which was noisy especially when the drunks were passing , they could do with secondary glazing to help muffle the noise.The plumbing was also noisy apart from these two minor irritations no other complaintsThe decor in the bedrooms was good and a nice firm bed although I do agree that the furniture is shoehorned into the room.
The concerns regarding breakfast did not arise, although busy the staff were prompt in finding us a table ,and the food was replenished all the time. With a liitle more thought the hotel could accomodate a couple of more tables in the breakfast area , Instead of the notice by the lift explaining breakfast on a weekend is busy therefore come down early or have room service the management should address the issues of the busy breakfast time. Overall good value for money polite staff and the place was spotless
