We had a very enjoyable stay in this lovely guesthouse. The room was nicely and tastefully decorated and furnished and the ensuite bathroom was very modern and had a great shower. The whole place was absolutely pristine.

We both enjoyed our breakfasts - although it would have been nice to have veggie sausages with the veggie breakfast.

We only met Brian but he was really friendly, welcoming and helpful.

The bus service to town was excellent and it drops you right on Princes Street.

  • Disliked — tv in our room didn't have very good reception.

I have spent Easter holiday in Edinburgh with my friends. I enjoyed staying at the guest house. Brain and Anne were very helpful and understanding. Rooms are bright, well-cleaned and within easy reach to the City Centre (Royal Mile and Castle). Thanks you guys, hope to be your guest again in the summer (this time Hiking!!!)

Having read the other reviews on our return today, we probably would not have considered this guesthouse. However Anne and Brian were lovely, helpful and very approachable. The room we had was large and had a shower ensuite, t.v. and tea making facilities...what more do you need from a B&B? The breakfasts were second to none...a selection of cereal/porridge, juices, and a full Scottish breakfast including haggis! Delicious and very filling! The B&B is ideally situated for the city centre. Public transport is right on the door step - Lothian buses 44 (Princes St) and 5 (the Bridges) for £1 one way or £2.50 day ticket unlimited travel in the Lothian bus area! Superb value!
We WILL return and most definitely recommend this B&B to anyone wanting to appreciate the city without being stuck in the middle of the hussle and bussle!

Thank you so much for your kind words. We enjoyed having you as our guests. We were a bit alarmed to read that you may not have booked with us if you had read our reviews beforehand. We have only had two poor reviews and thankfully I was able to write a management response which enables me to tell my side of the story. It generallly follows that if there is a problem arsing with a guest that guest will try and damage your business by giving you all 1's (even for WiFi)!! These guests actually are, thankfully, in the minority.Brian and I look forward to seeing you both next year.

A friend and I wanted to spend New Year in Edinburgh. We went for the 4 day Hogmanay Festival. We stayed at Aynetree Guest House which was first class. A very nice room with everything you could ask for in a Guest House. Daily housekeeping. A wonderful breakfast. Help and advice on attractions, transport and guided tours. Brian and Anne did everything they could to make our stay there very special and it was. A lovely location which was a short bus ride from the city centre - the bus stop is right outside the house. A short walk to Portobello Beach. A really nice friendly place to holiday.

We booked through HRS and had no problems. I called before and talked to Ann on the phone we would arrive late and it was no problem.
The house is very nice and so are the rooms. Clean and tidy. Nice paintings on the walls in house everywhere. Warm lighting in the rooms in the lobby. We felt right at home. Breakfast is excellent although we could not acquire a taste for Haggis :)
Brian and Ann are really nice people. They gave us advice and directions for sight seeing and even helped us make phone calls for booking. Very helpful. So we can only recommend Aynetree.
