Dukes is a boutique b&b on a grand Georgian terrace about 10 minutes walk to Princes Street. The place is very opulent with meticulous attention to detail in the room design and presentation.

We booked through the owners last minute and found the rate very reasonable for one night compared to the other quotes I had received. £120 for a sat night, which included breakfast.

We stayed in the ground floor premier double, which was beautifully decorated with traditional antiques, a huge French carved bed, and views out over the garden. The high cornice ceilings and shuttered windows added a classiness to the large room. The bathroom was ultra modern with a walk in drench shower and plenty of room to put your things - loads of towels and again spotless.

We were both really impressed with the host who was a little eccentric but obviuously ran a tight ship. Her veggie breakfast of spectacular fruit has to be seen to be believed. As do the sublime flower arrangements.

Although it feels slightly on the edge of the main ' happenings' we found lovely Thai restaurants to dine in, and there are some great bars two streets away, If you wander along the noble terraces at night, taking in the air as we did, you can really appreciate the elegance of Edinburgh.

Normal rooms not good value - worth paying extra for deluxe rooms.

All the reviews for this B&B were excellent so we booked in. We stayed in a normal twin room at the top of the building (number 6) and paid £82. The room was quite plain and we didn't think it was any better to what you would get in a cheaper B&B (although I'm aware Edinburgh is an expensive place). The main problem was the bathroom with a slanted roof and no space for a stand up shower, so we ended up having to sit in the bath and shower with the shower head in our hands and a few bangs to the head trying to get in and out! For someone less mobile this would be totally unsuitable. The hostess wasn't particularly warm or friendly, and the breakfast choices were nice, but they made a mistake with our breakfast order and blamed it on our form being filled out in a confusing way and did not offer to replace the breakfast with what we wanted - had they offered we would probably have declined out of politeness, but it would have been nice to be asked!
I think it's important to make a distinction between the types of rooms available - our friend had one of the deluxe rooms, and it was honestly like a completely different place - he had a spacious room (no 1), with fresh flowers and a lovely bathroom and furniture and paid £90 for a double room single occupancy. Had we stayed there the review would have been far better.

Stayed here with my wife for two nights, June 19 - 20 while touring Scotland. Found it well within walking distance to train and bus station. The proprietor was a very warm and friendly person. We had a very spacious room with a view of Windsor St. Breakfast was included with our tariff. We ate the continental which was more then enough food for our palate. The only drawback was the hugh picture window in the bathroom. We had to close the big georgian shutters to use the facilities. I'd highly reccomend it to anyone who is not looking for the big luxury hotel. We plan to stay here agian on our next visit

I had studied at Nottingham Univ. in England and after finish my whole term, I and my mom traveld during 3weeks. It was our first mum and daughter trip so my dad wanted us to stay in a well-reknowned hotel such as Hilton, Carton or Marriott. But planning our trip, I was soooo tempted this small hotel through Lonely planet. It was 80GBP per night per a double room with ensuit bathroom including breakfast. This hotel is small but I could say, it is just cozy. Location is such a nice. Everything is in walking distance. Right infront of the hotel, we can easily reach Carton hill in 5mins and around 7mins to Prince St. or Balmore hotel which are the start point of main attractions. Sainsbury's local(not Sainsbury's Central) takes 5mins bustrip.

I would like to say...this hotel is the best I've ever had~!!!!!! Facilities, Cleaness, Breakfast, especially the Hostess~!!!!!!

I think she is born to be a best hostess. How nice she is~!!!Though my mom barely cannot speak English, my mom can feel how kind she is. She always showes politeness to every guest with a smile face and made guests feel like in a home. Also she made a breakfast by herself sincerely. There were 5breakfast cooked menu that we could order and we tried everything.(We stayed here 4days.) All of them were perfect in every aspect for example taste, quality of ingredient and the decoration. Also you can help yourself with a variety of cereals and orange/apple juice. I've never seen ORGANIC musli or yogurt at the small hotel. I and my mom SOOOOOOOOOOOOO enjoyed our breakfast everyday even more we wanted to stay in Edinburgh for her lovable breakfast. Our double room is so clean. The white duvet kept white and flat all the time, and two huge windows made us feel completely upbeat. White cotton towers were clean and kept fresh all the time and evenmore we cannot see any water mark on our wine glasses or two large windows.

Everything with Edinburgh is sooooooo perfect with the Dukes of the windsor street. When I'm going back to Edinburgh for a travel,
I WILL definitely stay in the Dukes of the windsor street. Because you can find more than 10 star pleasure in there. I WILL GO AGAIN~!!!!! >ㅁ<

Room was cleaned to high standards, although due to the age of the building, there are some minor finish and hardware issues especially with doors and windows.

The breakfast was delicious, small portions by US standards, but entirely adequate and beautifully presented.

Management and staff were uniformly courteous and responsive, although as a B&B there is not always someone present.

Location quiet at night, but close enough to encounter some shopping in a five minute walk, and the bustle of Prince St. within ten minutes walk
