Room was clean and tidy. The ensuite is a bit on the small side ,more of a wet room but no problems. Bed was cumfy,with clean sheets and pillows. Wardrobe for your clothes and chest of drawers ,plenty of space .Price At £60.00 for a Double room/night (not per person) includes a great breakfast of continental buffet and a cooked breakfast that will set you up for the day.
The staff are very friendly and helpful.
Restricted parking in the street but free parking a 10 minute walk away at the University car park.
No lifts in the building and you could be on the 4th floor.
The town centre is a short stroll around the corner. You are also not to far from the Park.
It can be noisy but thats down to the less considerate guests rather than the hotel.
All together if you are after an inexpensive trip to Edinburgh try this place out.
Recommended.

This appears to be a converted university halls of residence. The rooms are small, and the en suite facilities are basic but functional. It's cheap, clean, the staff are friendly and breakfast was great in the morning. They also offered free parking about 5 minutes down the road (although there was plenty of spaces available in the metered parking on the street outside). It's on a quiet street, so there's no problem with street noise overnight.

Overall, this was fantastic value for money, and I'd definitely stay there again.

excellent location walking distance to main parts of town. nice enough rooms, plenty of space and comfortable bed. Clean.
Breakfast was above average.

Essentially this is an upmarket backpackers being normally used for student accomodation.

Value for money and their is a laundary next door

This place appeared to be the only hotel in Edinburgh with any rooms available for the last weekend of the Fringe.

Essentially it is a halls of residence, so the rooms are small and basic (ours had some dodgy looking marks on the wall). Bathroom is small, but the water was hot. We were on the third floor and facing the street so were woken up a few times by people trying to get back in, in the very early hours. Would recomend trying to get a room on the 4th floor and not street facing.

What you do get is a good location, a 10-15 minute walk from Waverly Station and central spot to see the Edinburgh shows.

Breakfast was okay but the poor waitress was working on her own for about 50 customers, so it took a while.

I paid direct to the hotel, though it was cheaper on Expedia, they had filled their quota of rooms.

Would stay there again, but mainly because it seems impossible to get anywhere in Edinburgh that weekend for under £100.

excellent location - off the beaten tourist path, but close to high street and waverly station - 15 min walk or less to the station or princes street - a pleasant walk. quiet area - very quiet. great view on 4th floor. front desk folks are cool. no idea about breakie as i was never up in time so i can't comment. no lift / elevator - but hey we all need the exercise don't we? some people would struggle to get their bags up to the fourth floor i would suspect. double bed room is a great size with a decent bed, wardrobe, desk and night stand....washroom is fine but small and rather odd layout with the shower - it was a University residence - if you can get your head around this you're fine. absolute great value for a budget minded traveller who isn't fussy about the "hotel" experience. some good pubs in the area and loads of grocery stores as well. for $80 CAD it's a deal in a country were there aren't too many deals! would definitely book again.
