“Perfect for a getaway”

arrived late in the afternoon and was greeted by the owner. Really nice guy, asked all about why we were here to personalize our stay in Edinburgh. Gave us great tips about what to see and do as we only had the rest of the day to explore. Stayed in the twin room which was downstairs behind the living room. Very nice and cosy and really well decorated. The complementary cherry went down treat. Breakfast was brilliant. Huge selection of continental food and a hot menu that you could choose from also. The house is just off the main road which is the busroute from the airport to the city centre. Loads of busses passing every few mins so transportation is not an issue.
Over all a great spot and highly recommend staying here.

Stayed here for 3 nights in what we were told by the management was the best room in the house!
Have to say it was a big room with a fantastic four poster bed.
Only issue that we had during our stay was that the windows in the room did not open and it was a very hot weekend.
One of the few places i have stayed that we did not hear the people in the room next door!
The full Scottish breakfast is huge. Could not eat that everyday but you can order alternatives.
The hosts are both very knowledgeable and eager to please.
Would i stay here again? Yes but would next time ask for a fan.

Had a very good start the welcome was excellent, were offerred a complimentary drink and the female host was very good.
-However the room was small (ground floor) and some of the fittings were done on the cheap (this was a 130 GDPound per night twin room).
-Continental breakfast was very good, the cooked was very poor (pressure cooking perhaps?)
-The male host was not Scottish, quite boring and a moaner, not a good look for paying guests
-This hotel was overpriced and was lacked with one of the hosts.

A colleague of mine booked on my behalf and I straight away thought b&b, drab and dull. How wrong was I? The staff cannot do enough for you from the second you walk in the door. The rooms are very comfortable and the place is spotless the only thing is that it is a little out of the centre but that is no hardship as only 5 mins in a taxi. I wish all b&b could be like this and I will definitely stay again. By rhe the way the breakfast is out of this world.

Stayed for 1 night and wished we'd been able to stay for longer. Cannot fault Kingsburgh House at all. Our room was great especially as we received an unexpected upgrade to a room with 4 poster bed. Wine / beer was on offer when we arrived, along with complimentary sherry,bottled water and chocolates in the room - as well as tea / coffee etc. great toiletries as well. Breakfast was superb - great choice of cereals, fruit, preserves, cheeses and freshly cooked breakfast. Great location - within walking distance of Edinburgh City centre (30 mins), or catch a bus from stop just outside. We would definitely stay here again !

Husband and wife run. At first look it may be your typical B&B however stepping through the front door we were amazed at how welcoming we our first meeting was. All inclusive, free bottle of port (in room sampling), 2 bottles of water and scattered on the bureau several wrapped chocolates. the room was well appointed with a leather couch and 4 poster bed. The real winning point was the breakfast. WOW. A huge selection of fruits, juices, cereals, cheeses,buns and coffee or tea brought to the table in your own urn. After you have filled up on these healthy fruits you are cooked just about anything you want. Our last day I had 1 egg over, beans, bacon, 1 sausage and toast. Such attention to detail. great 5 star service.

I stayed at this Hotel last month and to my surprise the Great Alan Bowes and his new bit on the side were the hosts!
Alan was the man who ran Swallow Hotels and is still a character and a good host. Our rooms was nice and also clean. The bed was nice too. Location is right next the mecca of Scottish rugby!
