It's is a stately old Edinburgh hotel in old town in an excellent location
It is very quiet. The breakfast included is wonderful and hearty. The owners are helpful and gracious. Stay here and you will be glad!

I just thought I'd write another review since I also came with my daughter.
Both trips were wonderful.It's the kind of accommodation that you love to come back to in the evening.It's so well kept and looks even better than the web site.
Book early in the high season or you'll be disappointed. ( Like I was when I tried to go for the third).
Looking forward to going back in the future...

Best Hotel ever! It's only a ten minute walk from Waverly, the rooms are lovely and the owners very helpful and do everything to make you comfortable. I would never stay at another place in Edinburgh!

This was the best find I ever came across and when ever I go to Edinburgh I always stay there be it for Shopping, holidays or going to the theatre. It is close to every attraction and travel ammonites.
The second you walk through the door you get a feeling of a warm and friendly environment owners are very nice.. Bed rooms are clean and the views over Carlton hill or on to street are nice. Breakfast is first class, all cooked food prepared just the way you want it.
they are all friendly and give you the best advise of the best ways to get round the city.

Room Tip: all there rooms are great have stayed many times.

Spent last weekend in Edinburgh and stayed one night at Adria House. We experienced the friendliest welcome. Such a lovely and most important, clean and well kept place. The owners were so friendly and authentic. We loved the delicious traditional breakfast. On top of this exeptional experience, the owners sent me my shirt that I had forgotten in the room. Many thanks again! We will recommend Adria to everyone. We will be back! Thanks again, Stefan

We couldn't have found a better place to stay if we tried!

Firstly, the parking. So much parking space available and it is free Friday 17.30 - Monday 06.30. We got a space bang outside Adria House.

Into the guest house, a very spacious building but instantly warm and welcoming. A beautiful place.

Edward checked us in and gave us a run through of the city, places to visit, places to eat, really helpful information, a good start to the weekend.

The room. We stopped in room 2 - massive. It was a family room with a double bed, 2 singles, a sofa, large wardrobe, dressing table, and TV. The large windows allowed plenty of light into the room and a lovely view outside. A very warm and cosy temporary home for the weekend.

The bathroom. Large bathtub and shower combo. Didn't have to wait too long for steaming hot water to come through. Large mirror and sink. Fresh towels every day. Everything what you'd want in a bathroom.

The breakfast. Excellent. We had a cooked breakfast both mornings - it was that good. Maria was ready for our arrival and we didn't have to wait long at all for the food to be served. Hot and cold drinks were available, as well as cereal, fruit and yogurt. Lots of choice, very impressed.

The hosts. Brilliant hosts. Very welcoming from the moment we arrived. Informative, helpful (Edward booked us a taxi when required), polite and chatty. Could not have asked for two nicer people to help make a perfect weekend that little bit more perfect.

If / WHEN we return to Edinburgh, we know where we'll be staying.

To top it all off, my wonderful girlfriend became my wonderful fiancée!

Just, Perfect!

Room Tip: Room 2 was Northside, a family room with 1 Double and 2 Singles.

Absolutely perfect experience, great location, spacious and clean rooms in great shape. Owner/Manager was extremely friendly and helpful, my boyfriend forgot his belonging in our room and I got in touch at which point the manager shipped it straight to my house. Breakfast was a treat and the price is an absolute bargain! Would recommend it to everyone and stay there again.
