Anyone visiting Edinburgh and planning to stay, I highly recommend this place. Not too far from the city centre but far enough for no bustle. The staff are awesome, the food is superb and its priced exceptionally well, for Edinburgh. Like I say, the staff will break their necks to help you in any way. Great place.

stayed on a living social deal last weekend great location plenty of busses and Leith is lovely great shops and pubs,the hotel is a different story!! The room was small and dirty as was the en suite. The T.V. could only be used via a decoder!!!.The bar was tiny with little atmosphere. The inclusive meal choice was very limited and basic pub food .WE chose steak and lamb at an additional cost of £7 each, both meals were under cooked and boring as if the chef couldn't be bothered..Well he had totally lost interest by breakfast as that was awful!! drinks out of thermos!! fatty bacon and what tasted like dried egg for hubby I had the waffle and could have used it as a sole for my shoe. The staff were all very attentive and pleasant and wasted in this run down establishment. On the desk they display a trip advisor poster with 4 stars in 2014 HOW!!

Room Tip: ask for an upgrade our room was small and dirty

Well it was to be our last trip away prior to Christmas. We booked this weekend break through the Living Social Site. Two nights b and b and an evening meal on the first night, for a very competitive price.
Certainly as you enter the building you can identify that a bit of updated TLC is required, but that aside, our first floor double en suite bedroom was clean, warm, and spacious, with lovely comfy bed.
We met one of the Owners, and various members of Staff during our visit, and all were pleasant and helpful.
The evening meal was very good, as were the two cooked breakfast meals we ate. The Hotel has a private Residents Bar, and also a Non Residents Bar, serving a good variety of Real Ale beers, in both.
Although the Hotel is situated outside the City Centre, the near-by bus stop for the No. 11 bus serves all those who require that means of transport.
We'd parked our car in the attached spacious Car Park to the rear of the Hotel.
A bonus for this particular Hotel location was the fact we were able to make use of the well maintained foot and cycle paths across from the Hotel to make the 35 minute walk up into the City. A Taxi ride back to the Hotel from the Centre costs around £7.50, or on the bus £1.50 per person, and we used both over our two night stay.
Any 'down sides' to this trip? Slightly, in that there was a Disco on both evenings, for 'Private Parties', although the Hotel Residents could join in if they required. Luckily the Disco wasn't to noisy, and as we'd spent both the Friday and Saturday walking we were pretty tired out and were not distracted. Overall a good value visit to the old building, initially built in 1897. bevandfras

Room Tip: Look out for 'deals' at certain times of the year.

as we enterred the hotel we were terribly impressed. The porch and hall way were dark and quite grubby, with the reception tucked away right at the back under the stairs, not an ideal entrance.What made this hotel was the enthusiastic friendly welcome from a young lady called Angela.My daughter and I were shown top our room, room 5. The room was quite small but adequate.The bed however was a double but in no time at all Angela had converted the king sized bed into two good sized singles.The bedding was clean, the room was clean, although the carpet needs replacing.The bathroom was a good size and clean.We were told over the weekend that the owners had plans to replace the carpets in the future, this is badly needed. The beds were very comfortable and provided a good nights sleep.There were toiletries, which one doesn't always expect with a 3 star hotel.A few negatives in the bathroom the over mirror light didn't work neither did the extraction fan which resulted in a misted over mirror. Also the bathroom would benefit from hooks or even a rail to hand ones things up and maybe a shelf for the washbag. The bedroom bulb wasn't bright enough. Over the whole weekend the staff were friendly, couldn't do enough for you. Breakfast was superb, a full scottish breakfast, however there was a lot of choice for buffet breakfast etc., tea, coffee and fruit juice. We had dinner one of the evenings we stayed and it was lovely. Well cooked and well presented, didn't cost a fortune either. From the moment we met Angela on reception until we handed back the keys on leaving the experience was excellent. I would strongly recommend this hotel for your stay in edinburgh.The bus stops almost outside and for £3.50 per day you can travel all over the City. The hotel is approx 15 mins from the centre. There is a night bus for those who like to stay out late.The Ocean Terminal is only ten minutes away. A pleasant weekend overall.

Room Tip: We had room 5 which was on the side of the building and therefore traffic didn't disturb us.

Stayed at this hotel for 2 nights as part of a living social deal offer which included evening meal on the first night. First impressions were not positive as entrance lobby was dirty and looked quite shabby but check in was smooth and the gentleman who checked us in was very friendly and gave us a choice of 2 rooms, we opted for room 10 at the front of the hotel with a large window overlooking the park only downside was this also looked onto a very busy main road so there was continuous traffic noise as the window was not double glazed. The room itself was large with a kingsize bed and plenty of room to walk around there was plenty storage and hanging space so no complaints with regards to the room and bed was quite comfortable. Bathroom was modern with twin sinks and a corner spa bath decent quality towels and amenities. Breakfast was waiter service full Scottish breakfast was available if you so desired or other choices available from the menu all served by very friendly waiting staff the restaurant was small but big enough for the amount of guests staying at the hotel and was nicely laid out and clean. The hotel is old and in places looks a little run down and in need of some TLC but the friendly staff help to make up for this. We left our car in the hotel car park and bought a day bus pass for £3.50 which got us around the city and down to the Ocean Terminal for a tour of the Royal Yact Brittania. Bus journey was about 10 - 15 minutes into the city centre. All in all we enjoyed our weekend and felt we got good value for money but would probably not stay here again.

On entering hotel, our first impressions weren't terribly great. The porch was a bit grubby and entrance hall was quite dark. However, we were warmly greeted. The beds were clean and comfortable, but being an old building, the windows were only single glazed, meaning the traffic from the busy road in front could be heard from early in the morning. Carpet in the room was quite shabby, and the room was a bit dusty. The bathroom smelt clean, but was let down by the shower, which was a bit temperamental, and at high power started to flood the tray. The food was excellent, and having booked through a living social deal, had dinner on the first evening. The staff were incredibly helpful and friendly. The hotel is within walking distance to the Royal Yacht Britannia, and getting the number 11 bus around the corner took you into the city centre in a few minutes.

We have had pleasure of not only staying in this fabulous hotel but also hosting a function for over 100 guests. The staff were really friendly and all of our guests commented on this. Angela and Maria couldn't do enough for us and our guests. A lot of our family and friends stayed overnight and some even stayed a full weekend,
The food was delicious and breakfast was very good.offering everything from cereal to cooked breakfast.
The rooms were of a high standard and very clean.
Davide one of the owners was very attentive and obviously kept a close eye on what was happening at all times.
My husband and I were extremely happy with the service that we received from all the staff at the Victoria Park Hotel and would definitely recommend it to anyone who is thinking of travelling to Edinburgh or who is looking for the perfect venue to host a function.
