We decided to stay in the Kariba as they claimed to be a clean and friendly guesthouse on their web site. I found the owner, Agnes, really helpful and very friendly indeed- she even booked us on a tour up to the Highlands.
I especially enjoyed the breakfasts, you get a large cooked meal and you can help yourself to juices/fruit salad etc which is a good start to the day! The guesthouse is not right bang in the centre of Edinburgh, but there is a bus stop right outside and guesthouse and it only takes a few minutes to get to Princess Street.
We stayed in room 3, which was a good size, shower was powerful and the bathroom was impeccable.
There was great sunlight into the room as well.
All in all, we had a great stay and I would recommend this guesthouse to anyone visiting Edinburgh.

We stayed at Kariba for 4 nights. The location was pretty good with buses were very closeby on the same street. We had a parking stall directly outside the guesthouse.You can get a day bus pass for one and a half pounds which was much more convenient than driving. Our room was fine, no complaints.
Breakfast was good. There is a breakfast menu, but you could ask for more food if you wanted. The owner's have a parrot in their living area which is just next to the breakfast room. You could hear him talking which was quite entertaining sometimes.
The one thing we didn't like is that they wanted a cash payment. There was a sign stating that their machines were down and unable to take credit or debit card payments. I tend to think the sign has been up for quite some time.

We stayed at the Kariba for the NZ v Scotland rugby world cup game, we arrived by car and it was very easy to find, when we checked in the welcome and assistance was non existent. Be warned the first thing they told us about on arrival was a £5 per night car parking charge, even though in all my corrispondence I said I would be driving down from Inverness and this was not mentioned. (this is also not on their web site).
Room 1 was in ok condition. Large dusty wardrobe with some broken hangers. Very small badly tuned TV with no remote control. Hospility tray had some of the cheapest poor quality coffee and tea I have ever seen. The bed was a double and comfortable but had only 3 pillows (why 3 pillows and not 2 or 4 ?). The bathroom was in poor condtiion, I had to re-attach the heat control knob to the shower before I had a shower, the hospility soaps and shampoos again were the cheapest and worst quaility ever seen (and contained only 1 small sachet of soap for 2 people for 2 nights), most of the fixtures and fittings in the shower were dirty or starting to rust, and the worst thing of all was the smell from the pump attached to the toilet.
Breakfast was an experience to be believed. Organised chaos would be a polite term. Perhaps it is better when the hotel has less guests. Some of the crockery was dirty and had not been dried properly and so had soapy water on it. The jars of preserves were clearly filled from larger (cheap) jars and were very sticky. The coffee was over brewed. The cooked breakfast was ok.
Everything at the Kariba has been done for the cheapest possible price. For £30 pppn I expect better.
Be warned and stay elsewhere.

These guests at no time brought to our attention any of the comments they have stated on this website. At check in we ask all our guests to inform us if they have any problems or queries throughout their stay and point out that there is an assistance bell to ring if they require anything at any time.

These guests did not inform us that they required a parking space therefore due to the fact that their booking was on an International Rugby weekend we had no parking spaces available. However, my son gave up his parking space in order to give them space to park their car.

All rooms have a hospitality tray which has Maxwell House coffee and Tetley teabags as well as sugar and milk portions.

The room did not contain only 3 pillows. In all our rooms we place 2 extra pillows in the wardrobe along with a spare blanket in order to make our guests stay as comfortable as possible.

If these guests had a problem with the shower why did they not inform us? If this was brought to our attention the matter would have been resolved swiftly. We provide complementary 'Out of Eden' shampoo and shower gel as well as a soap bar and liquid soap which are replenished as and when required.

With regards to the guests comments about the cleanliness of the room and in particular the bathroom, it beggars belief that these guests stayed in this "dirty" room for the full duration of their visit without mentioning one single comment to any of our staff. The room, including the wardrobe, is cleaned every day by our team of cleaners and all the clothes hangers in the rooms are in working order.

These guests stayed during the Scotland v New Zealand rugby International weekend therefore the guest house was full. The dining room seats 24 guests and this was the number of guests who ate breakfast that morning. As one can imagine if all the guests come down for breakfast at the same time (breakfast is served between 8 and 9am) the dining room is very busy. During these busy times e.g. during the festival and sporting weekends we employ an extra member of staff to match the demand of our business.

Their comment regarding the crockery being "soapy" and "dirty" seems contradictory and once again if the guests did feel this way why did not mention anything and continue to eat their "ok" breakfast. We pride ourselves on our homemade jam and marmalade which we make in a batch and put into smaller jars for serving. Therefore the guest's comments are completely untrue and if they had cared to ask the owner or a member of the waiting team they would have been told this.

With regards to their comments about the "over brewed" coffee, the coffee is freshly brewed every morning and extra amounts are made as and when required.

These guests paid £30 per person per night for a double en-suite room and full cooked breakfast. I consider this price to be very reasonable especially considering it was a rugby international weekend.

I am absolutely bewildered by these comments and I question their motives for making such unfounded and overly harsh remarks. Since none of these matters were brought to our attention we were never given the opportunity to address them.

As a central guesthouse in the heart of Edinburgh we deal with hundreds of guests every month of the year and we rarely receive any complaints and on the rare times this has happened we have addressed them immediately to the satisfaction of our guests.

Coming all the way from New Zealand, we were very happy to have such a warm welcome from Agnes. Our room was large, clean and homely. We were able to access the garden directly from our room, which made the kids happy! The breakfast was very tastie too, I especailly enjoyed the choice and fresh fruit and cereal and full cooked breakfast. Overall, a fnastic place to stay in such a lovely city!

I stayed at the Kariba for in May. I started out trying to walk to the guesthouse but it was too far and I had to get a taxi. My room was ok but certainly could be improved - it had mis-matched furniture, a horrible swirly red carpet , a purple duvet and a white armchair and the shower was in the bedroom, not in the en -suite! The cups didn't match, there were no biscuits and no remote control (the tv looked 20 yrs old) . I think I was given the worst room in the house as I was a single traveller - the others looked much better. The breakfast room was nice but it was the stingiest breakfast ever - you got a 'potato scone', an egg and sausages - no tomatoes, no mushrooms etc. The orange juice was warm and there were some cruddy looking bits of fruit on the sideboard. The breakfast was well-cooked but not enough of it! There is a bus stop directly opposite the hotel and it takes about 10 mins to get into the centre and there are shops and takeaways close by. The owners were friendly. The place is fine for the price but could be improved.
