Beautiful quiet georgian house, perfectly placed

Beautiful georgian house in a quiet conservation area within easy walk of Princes Street, Castle, Holyrood and other attractions. Just round the corner from the National Trust Georgian House. Close to bus route to airport. Lots of restaurants and eating places within five minutes. Wonderful hosts who give lots of local tips on the best places to see and the times to visit to avoid crowds.

Duncan cooks brilliant breakfasts and it was such a shame that we were both on diets and couldn't take full advantage of them. A massive choice of items, and all cooked to order. Breakfast is served round a large table with spotless white linen table cloth and napkins etc.

A slightly quirky place which has the feel that you are personal house guests rather than paying customers. Lovely georgian house with large, warm bedrooms/en suites and beautiful antique furniture. This is definitely not a "standard" faceless hotel where every room is the same, but more like a grand family home where every room is slightly different and has its own quirks. The hosts couldn't have done more to make us feel welcome and to ensure we enjoyed our stay - just a shame it wasn't longer. We had three nights there and would have loved to have stayed longer as there were still lots of things we hadn't seen.

Fantastic value accommodation for being so close to the tourist attractions and especially good for single travellers. Perfect hosts. We will stay there again next time we visit the City.

It's a perfect place near the centre of the city.
The rooms are very spacious and definitly clean. And I was surprised to find a room so near the centre and being so quiet during the nights.
The breakfast is also just perfect: you can be sure to get exactly what you wish.

This is the second time we have stayed at inchgrove and we will definitely be going back.

The building is beautiful and the rooms are so stunning with massive bathrooms, big shutters and its all very grand - esp for the price you pay.

The location is perfect too, a stones throw from Princes Street.

The service is so warm and friendly and the breakfast is INCREDIBLE, just ask what the options are and you'll be amazed at the list they reel off - just remember to make sure you dont eat the night before!

Absolutely great!

We stayed at Inchgrove House for one night and found it to be absoutely charming. Although our double room was in the basement it was light and airy and had a very comfortable four poster bed. There was plenty of hot water in the bathroom for showers and baths, and everything was immaculately clean.
The breakfast could be quite a challenge if you chose to have everything! There was a good selection of cereal, yoghurt and various toasted breads.
Absolutely great for Princes Street, the castle and the town centre, and only a short bus ride to Murrayfield for anyone watching the rugby.
Walter and Duncan were perfect hosts.
Highly recommended.

Inchgrove seemed lovely on arrival but worryingly we could not open or lock our room until we pressed against the door and played with the key for over 5 minutes. If there had been a fire we would have been stuck. The owner was not concerned about this and neither was he bothered that our shutters in the bathroom would not lock leaving us no privacy. Furthermore there was dried blood on the sheet and hot water only worked for a few hours a day and came out of the taps green.
