Stayed here for the bank holiday weekend whilst visting the Fringe festival. As soon as you walk in the front door, you know you are in no ordinary B&B or guesthouse. The attention to detail in the decor and the fact that everything looks brand new - and this is only the communal areas. The double room we had was equally as lovely; good size; large bathroom with powerful shower; brand new bedding. Breakfast (incl. Buck's fizz if you fancy it!) served by a smiling Franco was a delight each morning...lots of choice, very fresh etc. Location - about a 10/15 mins walk into the Old Town along one road. Jaunt up to Arthur's Seat very easy as its close by. I love Edinburgh anyway, and now have the perfect place to stay everytime we go. Have already recommended this place to friends.

As it was my wife and I's 1st wedding anniversary we wanted to go somewhere special and we can both say Southside is special!

Perfect for a weekend or a week (we stayed a week and loved it), suitable for couples young or old looking for a lush, peaceful environment (there are only 8 rooms I think) with which to see Edinburgh from or just to relax in.

It is in a good location on Newington Road, quite literally all you need to do is get the Airlink bus from Edinburgh airport to Waverly Bridge (you can book this as an open-ended return ticket) and then you can get a black taxi from opposite side of road to it (about 5-10mins, costs about £4.50), or instead of a taxi get a 33/33a bus (there are others) on Princes Street which will take you to it with a bus stop directly opposite the Southside at the Reverie bar (and a bus stop going into town just up from the southside), simple!

Also one of the great things about it is that is only a 20 min walk from Prince's Street and is close to the Salisbury Crags/Arthur's seat for those of you who like to get 'out-and-about'.

Regarding the aesthetics of the guesthouse, lush is one word to use. The rooms are very well presented, with ensuites and lovely complimentary shampoo/shower gel/handwash (not mentioning the array of teas/coffee/hot chocolate you get!).

A nice extra feature is that the rooms have tv/dvd combos with, wait for it, their own mini-dvd/book library on the 1st floor which is great for those who just want a relaxing break, or who have shopped too much!

The food for breakfast is simply delicious (lots of it is organic), with a continental starter and cooked breakfast for main (there are also specials and a vegetarian grill option, my favourite was the mini-haggis...tasty!).

Highest compliments to Lynne and Franco as they are very nice people and you can tell they care that their guests have a wonderful stay.

I have already recommended the Southside to friends and family and I would recommend it to you...

...Enjoy!

Having just read some of the recent reviews about this exceptional Guest House, I can say with hand on heart that they accurately describe what Southside is all about. We have just had three days there and wish we could have stayed longer. Lynn and Franco are exceptional hosts giving you the confidence that nothing will be a problem. The rooms are well eqipped, tastefully decorated and very clean. The breakfast is gorgeous and the location ideal for easy access to the centre of this imposing city. We will return. Thank you to you to you both. Nat and Ady

Very easily accessible, Bright and pleasant with lots of art adorning walls. Excellent breakfast and coffee, served by the charming Franco. Tea, cofee and hot chocolate in room, good quality. Room was comfortable and even though on the main road not much noise. On the whole a very nice place to stay

Everything was excellent at this small peaceful guest house (only 8 rooms): room, cleanliness, breakfast, service, location (5- 10 minutes walking from the old town or any bus outside the guest house, too easy). Note: if you want to sleep until late, don't prefer the room on ground floor, because it's next to the reception/entrance.
Thank you Franco and Lynne...
