This is a very nice place to stay indeed. It looks a bit shabby from the outside and is in a rather run down terrace on a main road so our hearts fell as we got out of the taxi from the station. But fortunately this was a misleading impression. The owners, Franco and his wife Lynne, are charming and their B&B is entirely clean and comfortable. Our room was at the back and very quiet apart from a water pump that turns itself on at 645 each morning and woke us up. The breakfasts are made to order, with a special ingredient or dish each day and for 7 days there was always something different; all ingredients good quality and mostly local; the fruit salads were also different each day and tasted as good as they looked. The beds were comfortable and I have no doubt that any significant problems would have been attended to at once. Franco was also a good source of festival information. The place is somewhat out of the centre - perfect if you are going to Queen's Hall, which is a block away, but not so good if you want to visit George St or the book festival as it is a long trek over there and buses are delayed by the road works and congestion on North Bridge. Some good restaurants around in the area which are not as touristic as the centre. There is no sitting area. We would not hesitate to return next year if we can afford it.

I had two weeks to book for a short holiday in Edinburgh wiht my girlfriend and went searching online. Southside Guest House came with a heavy recommendation and i decided to settle for it as I was looking for something that was personal, great for couples and near enough to the main action for the Edinburgh Festival.

The online narrative of this facility was perfect and did not disappoint when we got there, the booking went smoothly and the response from Franco and his wife was perfect and on time with all the details we needed to get there in one piece.

the rooms are comfortable enough and done up in a personal way you could feel like you are at home. breakfast was great and Francos enthusiasm at an all time high every morning.

The distance form the Royal mile is short and makes for a good walk while keeping the neighbourhood quiet.

Overall we thoroughly enjoyed our stay and will definitely come back when in Edinburgh next

Stayed at Southside in June and quite enjoyed it. Franco and Lynne make a great team and are lovely hosts.

Breakfast was delicious with a buffet, a daily menu and a fixed menu (which was the same everyday). Delicious coffee too!

A short walk from the royal mile, but being off the beaten path also means you can find a cheaper pint and have less touristy restaurants nearby which was great too. Yet still close enough that you can walk to everything.

A. great, stylish B&b. We stayed for 2 nights late July, during the Jazz festival. The location is great, you can walk everywhere, Franco and Lynne very helpful and friendly. The breakfast was superb. The room was a bit small but nice and comfortable. Definately we will visit again.

We usually stay at Southside when we are in Edinburgh and thoroughly recommend it. Franco & Lynne are extremely friendly & helpful, the rooms very comfortable, stylish & clean, the breakfasts superb and the location is great for our purposes. If we want to go into the city, there are lots of buses, but we often walk and see a bit of Edinburgh on the way. Arthur's Seat, Holyrood Park & Salisbury Crags are within easy walking distance of Southside. Altogether an excellent place to stay.

Room Tip: We loved the ground floor room with doors out to a delightful patio!

This is a lovely place to stay. Franco and Lynne are friendly and welcoming but not intrusive. Franco has managed large hotels and his professionalism and experience is evident. Our room was spacious, comfortable and very clean. The breakfast was probably the best we have had in a B&B. As well as fruit, cereal, yoghurt and the usual things you would expect, there is a choice of three hot dishes. The menu changes daily. You can also have a glass of bubbly. The position is very good, as you can walk to the nearby hills and the university or walk to the city centre (there is also a regular bus), Stay there if you go to Edinburgh and are looking for an excellent B&B.

We stayed at the Southside for three nights and the experience was beyond our expectations. The whole place is nicely decorated and very cosy, the room was very comfortable and quiet, breakfast was very good. Franco's hospitality was warm and professional. The Southside is definitely a better choice than most four star hotels in town.

Room Tip: Room n.1 faced the garden, no noise whatsoever from the street.
