I would recommend staying at the Blacket Garden Flat to anybody visiting Edinburgh.
We came during the last weekend of the Fringe Festival, where Edinburgh is indeed full to the rims. We booked one month in advance and were lucky to get a room at the Blacket Garden Flat. Isobel runs the B&B with her husband Jimmy. She was very nice on the phone when we called her and did not even ask for a credit card number. She confirmed our booking through email and was waiting for us when we arrived. Their house is at the back of a big mansion in Blacket Place (hence the name, of course). It is a very large and charming place. Our room was very big and the bed very comfortable. We slept like logs (the area is very quite). Isobel immediately gave us a very useful map of Edinburgh and a guide to the Fringe, and handwritten instructions about how to get to the city center.
Perhaps the thing that we were most wary of was the fact that they are not located in the center, but around twenty minutes walk to the south. We discovered however that there are so many buses taking you to the center that it really does not matter. It is in fact nicer to stay in a place that is a bit more quiet and peaceful. A taxi ride is around £5 (a bargain for taxi rides if you come from London!).
Isobel and Jimmy were very nice to us throughout. The kind of niceness that even leaves you a bit embarrased about not being able to respond with comparable niceness. In the mornings we had a wonderful (included) breakfast in their dining room and off we went to the Fringe. On the last day we had to leave early in the morning to catch a train and Isobel offered to book a taxi for us and Jimmy woke up (at 5 in the morning!) to say goodbye.
A wonderful experience.

We had a great time in Edinburgh. The B&B was home away from home. Made to feel very welcome and very helpful. Attention to detail made it very homely. If we come back to Edinburgh, we would definitely stay at this place.

Would highly recommend this B&B. Only a mile from central Edinburgh, but rooms are enormous and Isobel and Jas are extremely friendly and accommodating. The cooked breakfasts are fantasic, but be warned - you won't want anything else to eat until at least mid-afternoon!

This may not be the cheapest accommodation on offer in Edinburgh, but we certainly did not feel ripped off, and would have no problems recommending this B&B to other travellers.

We had a perfect stay and a beautiful start for our holidays.
A friendly welcome, a nice clean room with a big bed and one of the best matress - for my back.
Isobel did a real good breakfast for a great start in the day, every morning.
You also should see and spent some time in the lovely garden of Jas.
The location is perfect to explore Edinburgh and the surrounding area. You can leave your car safe in the courtyard, take the buses or enjoy a short walk, like we did.

JUST PERFECT - Thanks ISOBEL & JAS !!!

Erika & Michael

P.S. And we´re sure that you will find some other nice guests when you get your breakfast. We did.
All the best wishes to Alexandra and Ermanno from Italy.

The B&B is situated in a very quiet part of Edinburgh (I believe it's a Conservation Area). It's about a 10 minute bus ride into the city, but there are plenty of buses.

The owners were extremely welcoming and friendly. We liked the fact that there are only two guest rooms - so it's not too busy. The garden is very nice.

Parking is no problem.

One day we walked to the Sheep Heid Inn in Duddingston which is a lovely old pub. There are also some very good local pubs just a few minutes walk away for those times you don't want to go into the City Centre.

Recommended.
