“More of a B&B”

Wasnt really impressed by this property which seemed to me more of a B&B rather than a hotel.

Upon check-in I was handed a key for the outside door too which made me realize that I would not see members of the staff around that much and unfortunately that's what happened.

You are asked to pre-order your breakfast the day before but you still wait for a while (roughly 10 minutes) before being served which confirms that dishes are cooked by order but didnt explain why you have to order the day before. The quality of food was good but the atmosphere in the restaurant was far from being lively, it actually reminded me more of a convent.

The single room was small but ok, especially for that rate (40 GBP) although is worth to know that with 15GBP extra you can get a double room at the Ibis, which has a really good location.
Location is fine in matter of quietness but is not really 15 mins walking from the city center as they state in their website (more close to 25-30 minutes) and there's really not that much to do in the area. So, unless you plan to go to bed early, you'll end up going to the center of Edinburgh.

Personally never felt at home either. For example, I needed to access the internet on Sunday afternoon but the restaurant/bar was closed so I asked if I could use it and the guy at the desk allowed me, but he clearly was unwilling.

In the end, I felt like an intruder rather than a guest.

This place has everything: a vintage staircase, cool rooms, bar, restaurant and back deck. Plus a power shower like none I have ever seen in the UK. Annette and Max were very helpful and accommodating. The accommodations were clean, service friendly and I just can't say enough about the location and the food.

The view to Arthur's seat was just stunning. This neighborhood is very quiet and has easy access to Edinburgh.

I hated to leave this hotel. Their two dogs are just as cute and friendly as can be. I would definitely stay here again next time I come to town. diane - GA, USA

Getting to the hotel was very easy - there are four Lothian bus services which stop 2 minutes' walk from the hotel, all departing from the city centre (two from Princes Street, one from the nearby St. Andrews Bus Station and one from the Grassmarket). A day ticket bought after 9.30 am costs £2.30 (be aware and prepare exact change, as the bus drivers do not hold money on them).

The hotel itself is located on a pleasant and quiet residential street just off Dalkeith Road. Our room (no. 7) was on the top floor, with big bay windows overlooking Arthur's Seat and was large. The bathroom was small, but extremely clean and well appointed (with new, good-quality fittings).

Breakfast was included in the room rate. The food is cooked to order and you can indicate your preferences the night before. Bacon & mushrooms are recommended!

And lastly, perhaps the main attraction: THE DOGS! Two gorgeous and very friendly Golden Retrievers, called Celtic and Ceilidh, selflessly receive your stroking (and food!) for as long as you can go on!!!

A big 'Thank you!' to Max, Annette and the girls for a great stay.
