This hotel itself was fine although the room was small. The continental breakfast buffet is very good. The main problem is that it is located right next to a disco which plays very loud music until 2 a.m. I complained upon checking out but was told there was nothing they could do about it. We had to shut the window on a warm night and still the thumping continued followed, of course, by the crowds leaving at 2 a.m. Be prepared!

Our family of four (two teenagers) stayed here for three nights. The location is excellent. It is walking distance to the historic area. The hotel is in a lovely Georgian building on a service road off a busy roundabout. The service road allows for easy unloading and offers a nice buffer. There is a car park with ten spots. Come a bit earlier to increase your chance. Come around the side and enter the archway to the lot. There is also access through a lift from the car park to the lobby. The public areas are modern and efficient. The rooms are clean, efficient but small. There is no closet but just an area with hangers. A few more hooks would have been nice. The bathroom is clean, modern and well designed. It is a beautiful hotel compared to Holiday Inn Express properties in the US even though the rooms are tighter. Our room has a double bed and a double sofa bed. It was tight for the four of us but the value is incredible. Hotels in the UK are expensive. The per-head system of charging for B&B's makes it very costly for families. This hotel offers four to a room with a very good Continental breakfast (cereals, breads, fruits, juices, coffee/tea and cheeses). We advance booked at 80 pounds per room for four per night. Most walkups are paying between 100 and 120. The posted is 140. The windows are double-glazed and opens just a bit (enough for Scottish summers). There is some noise at night from what must be a neighborhood club. Try to ask for a quieter room (the ones facing the front may be better). It did not bother us. The area has a large number of restaurants of all price ranges. We especially recommend the Tapas Tree, Thai Me Up and for up-budget, the Stac Polly. Deep-fried Mars bars, a low-brow Scottish experience is available on the same block as are several good ethnic restaurants. Across the street is the Conan Doyle pub that offers large and inexpensive pub meals (do share). The birthplace of Doyle is commemorated by a statue right outside the entrance to the hotel. This hotel is not flawless (small rooms, short in storage, some rooms may be noisier, etc). However, there is hardly a better bargain for families anywhere in Edinburgh. It is attractive, very clean, well designed and managed and a great value. Highly Recommended.

Form over function - a weekend nightmare

Where do I start... This place has obviously been "interior designed", and first impressions are quite positive. Modern fittings, smart shower room, interesting decorations (see pictures).
It's only once you unpack that you start to notice the problems.

Where's the wardrobe? Ah yes... it's this selection of hangers attached to a shelving unit. Not nearly enough space for two people.. nowhere to put an ironing board, or safe, so these items are missing.

Feel like the room is a bit stuffy?.. look for the air-con.... nope. The window does open a tiny bit and they've helpfully provided a designer fan for when it all gets a bit much. Yes yes, I know we're up in the frozen north, but the lack of ventilation meant that I found the room far too warm even during the typical summer nights when we stayed. Good luck during a heatwave.

I'm a sad techie, and I like my internet access, but here it costs a cool £15 per 24hrs. Outrageously expensive for something that is free at the equivalent in the USA.

Turn in on the first night, and notice that you can hear the occupants of the room either side speaking (or enjoying 'congress' in our case) perfectly clearly. Ditto for footfall from above. The bed is a basic (thus small) UK double, and feels rather springy. I've slept on more comfortable camp beds.

We were awakened during both nights several times by drunken revellers returning to their rooms. Perhaps the crowning glory was being woken up by improbably loud shouting from a group in reception. These revellers were being served more alcohol by the night staff at 5.30am on a Monday morning. I complained to no avail.

Not cheap either, especially over the weekend. Plus points? .. the bathroom facilities are pretty good, and the place itself is well situated. Breakfast was a standard DIY buffet and no worse for that.

Never again. If you must stay, insist on a room as high up and far from the lift as possible.

Arriving at Edinburgh Airport - easy transport by bus to city centre(Waverley Bridge), approx. 20 mins. You arrive in the centre of the city and Princess shopping Street.
Exploring: From here you can also join one of the many city tours or tours out in the Highlands. A wide varity of tours at reasonable rates. When in Edinburgh it is a must to go to the Castle and the Royal Mile which is truly a fantastic place to be.
Scots: Friendly and welcoming people.
Hotel: Location very central, downhill from Waverley Bridge (remember when you have filled your luggage and you want to go uphill to go to the airport*lol*). Typical Express hotel with very busy breakfast restaurant - you are allowed to bring your breakfast to your room (wonderful little detail). Hotel in good condition. Rooms fine. Service a bit unattentive.
When you leave your room the heating is off - so when staying in winter rooms can be very cold.
Edinburgh is a gem, a beautiful city. Very recommendable.

I have been in this hotel recently, they give me a room in the down floor and it´s specially iluminated, very clean, confortable and i had not heard any noise from nowhere, the sherlock statue out ther didn´t talk to me... ;-) The location is perfect too, cheep italian food restarurants and 2 minuts from Portrait Gallery, 3 minuts Saint Adrews Place... Bus Stops...
This is my 2nd time there and i will repeat!!

Spanish! Está fenomenal, centrico, limpio y no hagais caso a esos comentarios sobre ruidos, no los hay... desayuno normalito, bar correcto pero caro. Amabilísimos en recepción.
