This b&b was great! Good location (a bit outside the city center, but there is a bus stop less than a block away) across the street from a park. The owners are incredibly nice and very helpful. The breakfast was also delicious (full Scottish breakfast with eggs, bacon, sausage, etc and also fruit, cereal, and yogurt). The room was very clean, beds very comfortable, instant hot water in the shower that didn't run out, and free wifi in the room. Nothing more I could have asked for!

I would definitely stay here again!

My boyfriend and I satyed here for two nights over the Jubilee weekend. Our room was very clean and the bathroom across the hall was also spotless and bright. I was initially worried about sharing the bathroom with the room next door but it was absolutely no problem.
The location is great-with a bus stop right outside the hotel (get the number 25 from town and it drops you right there!)
It was quiet at night and lovely to be next to the park.
Dont come here if you are used to plush decor and the ultimate luxury but we were very happy with it. The owners are very friendly and helpful.
One thing i will say is dont have the coffee at breakfast (unless you dont mind very weak coffee!)
Overall it is a cosy, welcoming good value base for a trip to Edinburgh.

One may complain about the shared bathroom, but that's not a secret! Their service was pleasing and courteous. what can you expect for 60£ in a capitol city?! Okay, for elderly people the scarp staircase might be a little strenuous to climb. Our room spacious and clean, including complimentary wifi, even in the 2nd floor!

I recently stayed here for two nights while on a training course. I had a lovely warm welcome when I arrived which when traveling alone does make a difference. The room was warm, but small with a private bathroom across the landing. The double bed was pushed to one wall but it was fine given I was only one, would not have been so good if sharing. The bed was rather too firm for me and the pillows were hard. However, given I paid £45 per night I thought it was okay. While I would stay there again at this price I would not pay more. I cannot comment on breakfast as I did not have it (my choice). Tea, coffee and toiletries were fine.

Lovely guest house. Very helpful staff. Nice breakfast. Comfortable room. Good internet. A bit annoying to not be closer to town but the buses were easy and the walk not too far. The information provided in your room is super helpful. All the maps and bus info that you need. Anything else you need you can ask them. I enjoyed my stay!

We stayed here during the Hogmanay period and loved every moment. The landlords were very friendly and couldn't do more to help. The room was big and had everything we needed. The breakfast was also fantastic. Thoroughly recommend. A 35min walk to town or a 15min bus ride.

Room Tip: Room 4 was very big with a double and a single with room to move around

Great location, close to the great bars and restaurants of Leith Walk and the Shore. Friendly and accommodating staff, comfy room and a massive full Scottish breakfast - what more could you want?
