My husband and I stayed at the Ardmor House Bed & Breakfast while in Edinburgh. It had rave reviews everywhere I looked and we now understand why. Lovely! Great location, superb breakfast and ultra-chic but still comfy. It's difficult to get reservations, it's THAT good. Extremely friendly and helpful. Be sure to ask for their dinner recommendations - they are 100% spot on. Would definitely return for a stay at Ardmor House.

Great BnB - owners awesome and super friendly and helpful as was the breakfast lady. Its about a 15 min walk to th city so if its raining you need to catch the bus. Internet cafes down the road. Breakfasts are superb.

We were impressed immediately on our arrival, primarily because we did not have a parking problem which is so commonplace.

We were met at the entrance by Colin and Robin the proprietors who assisted us with our cases and made us very welcome and like one of the family..

Our room was spacious with plenty of storage for our clothes and the en suite was more than adequate for the four nights we were in residence.
Breakfast was served by the admirable Tracy and the array of choice was comparable with many of the hotels we have stayed at during the past few years.
Nothing was too much trouble from supplying information regarding the correct bus to take down to averting a crisis regarding providing the loan of a battery charger for my new camera. (Sir having left his at home).
The other advantage to travellers is that the House is on a main bus route
Altogether we cannot recommend too highly Ardmor House for anyone wishing to stay in Edinburgh relatively close to the many activities in Edinburgh

My husband and I often stay in B&B's in Europe, Britain and the US and the Ardmor House was once of the best we've ever used. The room was spotless and very roomy. The bathroom, while a little small, had everything we needed - plenty of hot water, very nice towels, good lighting. We had just spent a fortune in London at a "nice" hotel that wasn't even close to the quality of the Ardmor. The bed was extremely comfortable and the wardrobe gave us plenty of room to store our stuff.

The staff was fantastic - very helpful in giving us suggestions of where to go for shopping. Robin was especially helpful - taking the time to mail a very important piece of medical equipment that we somehow forgot.

The convenience of the bus (virtually right outside the door) totally eliminated the need for a car. I prefered staying here even though it was a little distance from the downtown, because it was quieter. There's a very nice park right across the street.

Breakfast was excellent. I even tried (and liked) the Haggis - my first try! Everything was hot and plentiful and very tasty.

We have told all of our friends about this place and we will definitely return to the Ardmor on our next visit.

This b&b was absolutely brilliant. I had recently stayed in a *dump* of a b&b in Rome, and was very nervous about chancing another b&b so soon after I'd been burned. I was very pleasantly surprised by the cleanliness and stylishness of the Ardmor House. Robin and Colin were fabulous hosts, and their dog Lola was precious. I felt comfortable and at home during my three-day stay at the house. The breakfast was gorgeous, with a variety of options and a great start to the day. I wish there was an Ardmor House in EVERY European city!

I agree with some of the negative and some of the positive comments made here about Ardmor house. My partner and I did arrive very late one evening due to bad traffic and Robin was good enough to wait up for us, though sadly that was the only time we saw him really before we left....a shame as it would have been nice to chat more maybe.

However, one guesses that even landlords have busy lives!

The room ( top left above room 5 ) was clean and the tiny showeroom was also clean and nice but s m a l l .
My biggest complaint however would be that although this is touted as a Boutique Hotel, Boutique Hotels do not have old tatty wardrobes bought from a junk shop! There was also no drawer space so our clothes remained in our large cases on the floor!! The TV and kettle could also not share the same space so one ended up on the floor which was beginning to be a crowded place to be at times, lighting too was a bit limited.The Drapes in the room could now do with replacing also and maybe a tidy up in the room also maintenance wise, the electrical sockets appeared to be of a type all their own!
For this quality I would expect to pay no more than £50 per night and not £85!

Breakfast however was pretty good with a range of options, no complaints here and the breakfast room was quite nicely done out. The breakfast lady was also cheerful and friendly.

All in all not a bad place to be but new, more in keeping with the theme furniture, would be good and a tart up also would not go amiss in the rooms.Its one of those places where you would not rush back to but at the same time would not refuse to go back to either. A little more effort would make it a lot better, penny pinching in small areas spoils the overall image.

Buses are indeed easily accessed from the B and B and are so cheap taking a car about town is just wasteful.

A few reasonable pubs bars and restaurants are all easily walkable, our favourite being in Leith, Fisherman or something!

Ardmor house is a little gem of a place and we are very happy to have found it.
A warm welcome, a thoughtful interesting decor throughout giving an ambience of top end boutique hotel without top end prices. Bed very comfortable , room quiet even though we were at the front facing the road. Bathroom elegant with high quality toiletries and towels.
Breakfasts were excellent .
Perfect connections to the city centre or the fab restaurants of Leith.
You could really walk to either in about 15-25 mins should you wish.
The staff could not do enough to make sure we enjoyed our stay.
Will definitely be back.
