The location, breakfasts & provisions in the rooms were excellent. The beds were comfortable and we had all the help we needed. However, if you are allocated " a room at the top" there are 73 stairs to climb! The showers on this floor are electric and vary between scalding and freezing, unless you're lucky. At least one of the " rooms at the top" has stunning views over the rooftops to the Firth of Forth, and at least one on this floor has two windows placed so high that all that can be seen is the sky.

Expensive accomodation that failed to meet our expectations.

Room Tip: Avoid the top floor.

Despite the fact that my colleague and I really enjoyed our stay at a Georgian residence (wonderful location, rooms, breakfast), on departure day the enjoying part was definitely over.

Without consulting us, extra charges were added to our bill, we were not informed about the check out time, and our credit and debit cards (both working accurately, back then and still are) were not accepted, which eventually resulted in the hostess threatening to call the police for us to get arrested.

Quite unprofessional. Especially taking into consideration that we were in Edinburg for work, offering her our business cards and an immediate transfer of the amount due by bank.

All in all a disappointing stay. Absolutely not recommended for business trips. As a result of the above, but also because of the fact that the WiFi was not working on the top floor.

A great place to stay. We had a room on first floor overlooking the square and gardens. A spacious room with high ceilings. Breakfast excellent. Our hostess, Florence, very helpful, especially as we got lost coming into Edinburgh by car and she guided us through. The whole New Town area is wonderful to walk around and it is a stone's throw from Princes St.
Bed comfortable but pillows need to be more substantial. Parking can be a problem but there are metered areas.
Would like to stay there again.

Room Tip: There is no lift and so first floor is best for those with a mobility problem.

Our room was very large and nice. The bed was comfortable and that is usually a problem for me! There was a nice supply of tea and treats in the room which was nice.
Florence was very nice, she helped with our taxi and information regarding the train. She also recommended a nice pub which we enjoyed so much. And it was only two blocks from the B&B!!
The breakfast was great too. All in all a place I would return to should I ever be back in Edinburgh!

Room Tip: There are steps so keep that in mind if you need an lift you won't find one here.

Loved staying in a Georgian house rather than usual standard hotel room. Our room was huge with all original features. Ensuite shower room small but adequate. Dining room for great breakfast and it was nice to be seated around large table with other guests and chat - 2 from Australia and 2 from USA made really interesting conversation.. There are only four rooms so really quiet and homely. Our bedroom, overlooking Edinburgh out to Leith, was very quiet. However we didn't realise that the windows shutters were in working order so at 5am brilliant sunshine through the fine curtains. So use them!!
Only one point pillows uncomfortable as flat and thin, some nice fluffy ones would be ideal.
We were there for 1 night while visiting Edinburgh Festival. Though it was away from main events we would return and and hopefully have time to enjoy the 17acres of garden which owner, Florence, can lend you the key for.

Lovely Georgian home so close to the centre of Edinburgh and all attractions - the castle, the Royal Mile, Art Gallery, Rose Str., Princes Str. etc. No need for a car unless traveling out of the city. Florence is a wonderful hostess with great advice on alternative activities. We had a room right at the top of the house so the view was lovely overlooking the treed park across the way and the surrounding rooftops. Our twin-bedded room with en-suite was spacious and spotless. Breakfasts were delicious with choices for every taste.

Good location, friendly and helpful, but decor and bed were past their best. Overflow was noisy all night so got very little sleep. When mentioned this at breakfadt were told they knew about it but could not fix it. Would have liked to have known when booking as was awake much of the night!
