very nice guest house with lots of nice touches, very friendly and helpful hosts,with an excellent breakfast, great value for money and not too far to walk to center.

Rosemary's hospitality, and the well behaved dogs too, contributed to my 4 night stay (31 May-2 June) being memorable & successful & enjoyable. The house is well furnished, warm & cozy. Lovely choices for breakfast, in the front room.
As a single traveller I had plenty of space to keep my big suitcase on a luggage stand, in my ground floor twin bedded room with large picture window looking onto the back garden, handy to check the day's weather. Big bathroom's warming rails for my fluffy towels were a delight to dry with after hopping out of the bathtub/shower.
The free strong wifi made keeping my journal current an easy task.
The house is a short walk down a slight hill to Queensberry Rd to catch frequent Lothian bus #41 into town, 15 - 20 mins, depending on traffic owing to the ongoing Princes St tram line construction. Good value too, £3.50 for all day ticket, a good way to sightsee. Bus 41 goes to Waverley rail station where there are 3 double decker hop on hop off sightseeing buses.
I pick Drumfin as I like period homes, especially art deco, and because it was close enough to walk to the Dean Gallery.
Rosemary arranged for a booked car to meet my 9.15pm London flight, the last leg of long haul flights fm Australia. Much appreciated as I sat back, relaxed, knowing I'd be at the B&B soon.
Definitely would stay at Drumfries again.

Just about the best B&B I've stayed at in UK. Lovely owner,great breakfast and magnificent en-suite rooms. Rosemary also took me to the city centre FOC.

We picked this because it was within easy reach of both the city centre and the place we had to go to, and was outside the horrendously-priced city centre parking area. We had a warm welcome from Rosemary and the dogs, the bedroom was very nice and the breakfast was lovely. Rosemary was very helpful with a seemingly comprehensive knowledge of where to go and what to do in the area.

We spent two nights here in August during Edinburgh festival.We had no problems getting here following website directions.We enjoyed our time in Drumfin.The couple who own it are very friendly and helpful.The breakfast is delicious and loads of choice.I would highly recommend it and would definitely stay there again if visiting Edinburgh.

Room Tip: We stayed in room 3 It was nicely furnished and I had a great sleep,very quiet and safe area.

Drumfin was the best place to come home to at the end of a busy day wandering Edinburgh or whatever your day includes. Always made to feel at home and warmly greeted by Rosemary whenever we returned. Rooms were very comfortable and clean, and the full breakfasts of choice were authentically homemade. Drumfin is only a10-15 minute casual stroll into Princess St and the Royal Mile and a quick cab ride back. We were staying there late August for the final weekend of the Festival, and Rosemary and her husband were always there to chat upon our return and were genuinely interested in our day - Ginty and Sita were too of course and greeted us like long lost relatives as only puppies can. It is great for location and proximity to the castle and Royal Mile, as well as a convenient place to start any out-of-town excursions. Rosemary is helpful with arrangements and even has the bus tour operators pick you up right at the door. We would recommend Drumfin to anyone that is in need of a great place to stay while in Edinburgh.

Inconvienent location, several miles from downtown and airport. far from restaurants. Tiny rooms. Poor parking on a very busy street. Owner agreed by email prior to stay to accept travel vouchers, then refused when we arrived, and charged my charge card. 30min later, owner decided to accept vouchers, and supposedly refunded my card. Rather inhospitable, would not even suggest restaurants. There are better places to stay.
