This was our third visit to Edinburgh in a year and have previously stayed at the Macdonald Roxburgh. However, we decided to try this hotel, as it came recomended by a friend and it was closer to the Royal Mile.

The hotel is very easy to find, when you come out of the Train station North Bridge is directly behind the back of the station. Head for North Bridge and the hotel entrance is situated about half way up.

The hotel has a very grand entrance, spacious and clean. Desk staff are very nice, helpful and friendly.

We arrived at 11.30 and although check in was not until 2pm, we were given our room straight away.

Room was extremely clean, and smelled fresh. Bed linen was prestine white, while the bed itself was extremely comfy and huge. Just what you need after walking up and down the royal mile all day and night. Bathroom was spotlessly clean to and there were plenty of towels. Our room looked onto the train station and North Bridge and I can honeslty say that our sleep was not disturbed once. The room has all you would require, wardrobe, safe, hair dryer, trouser press, TV, tea and coffee facilitys, phone and mini fridge. There was also a seating area and ample coat hangers!

Corridors were always clean and quiet.

The bar is a great place to relax in with big comfy leather chairs and sofas. Sky sports is showen in the bar.

Breakfast was good with plenty to choose from and the food was hot.

Didnt sample any of the leisure facilities so can't pass comment on any of these.

All in all a fantastic hotel, and will certainly book here again on our next return to Edinburgh.

Just back from a weekend at this hotel. I have to say really couldn't fault our stay there. My only complaint was we had a room to the front of the hotel the first night but the noise from the outside street was terrible so we moved to the back of the hotel for the remainder of the stay and it was perfect. The staff were friendly, the room were spotless. We went down to the swimming pool facilities a couple of times over the weekend and have to say the facilities were excellent. Overall our stay was most enjoyable, would certainly go back and would certainly recommend this hotel.

on arriving hotel very impressive receptionist very friendly, especially george who was very helpful. rooms spacious, liked the coffee and tea service, but dont eat in resturant , very poor, over priced. much better places to eat in high street, le sept resturant also jacksons, meals superb.

Excellent location within easy walking distance of all major attractions on a very busy main road which did not have a secure or safe dropping off point or hotel parking. The nearest parking was a short drive away at a NCP car park. Although opposite the market street exit at Waverly rail station the alternate entrance was not clearly signed or lit resulting in a slightly longer 4 min walk to the main door. The foyer and reception was impressive with a very ornate staircase and a comfortable lounge and bar area. The area was very welcoming and the prices for lounge meals are what I would expect to pay at City prices the portions were good. The rooms were perfect for our weekend stay, clean, ample storage space and well stocked with a very comfortable bed. However the noise from the nearby Royal Mile was a problem as it was a mild night we had to have the windows open.
The Breakfast menu appeared great until we found that it consisted of the basic 'fryup' and cereals with toast provided for you, No mushrooms, haggis or black pudding and at the weekend the basics were not replenished which involved a wait. If you are hungry the basics will do but we expected a far better variety and supply even at the later time we had breakfast. The leisure facilities I believe are not solely for hotel residents and the size of the pool and relaxation area meant it appeared overcrowded, the jacuzzzi barely could accommodate two persons. The Changing rooms appeared drab and many of the lockers had no tabs on the key. Although clean the drab appearence, in need of a complete overhaul made it appear dirty they ran out of towels first thing on a sunday morning which didn't bode well. Overall an average stay at expensive prices even try to bill us twice for a bottle of overpriced wine, although the staff did rectify the situation and the staff are multi national and are indeed very hard working and customer orientated. It just saddened me that these minor points added up and for the price we paid should not have occurred. Would stay again if absolutely nothing left centrally.

We stayed in this hotel on the 19th of January 2008, paid £85 B&B and it served its purpose but nothing more.

It is in a great location (very close to the Royal Mile/Hollyrood/Edinburgh Castle/Princes Street/Waverley Station) and the hotel is, in the main, clean and welcoming. Top tip is to park in the NCP car park attached to the Waverley Station (New Market Street). We only paid £3 for the whole weekend (much cheaper than the £15.50 the hotel wanted) and the carpark was very secure and close-by.

The main negative for us was the breakfast. We didn't have high expectations after reading some of the reviews on here but it really did fall short on a number of fronts. The dining room was stuffy and hot, the staff were very sombre and didn't bring any hot drinks or toast for 30 minutes into our meal (hot soggy bread and weak tea was what we got when it did finally arrive), the hot buffet was really diabolical with long queues and not much choice. As a vegetarian, I struggled to find more than a couple of pieces of fried bread and a spoonful of beans (no mushrooms, scrambled egg etc). My partner had the sausage and bacon but reported he wished he hadn't!

We also identified a few other areas where it could be improved:

1. The mini bar was completely empty
2. The room was very small (although it was just a standard room, it was very tight indeed)
3. The central heating system was extremely noisy (all night!) and was turned to 'zero' when we arrived which made it uncomfortably cold for the first few hours
4. The restaurant had absolutely no atmosphere so we ate nextdoor at Pizza Express (!)
5. The pool was tiny so we didn't bother going in

Like many of the other reviews - we agree that the hotel serves a purpose as a good base for exploring but don't expect anything more.
