The hotel is reasonably close to the city centre and appears to be a converted factory site or something. The entrance is the bar/pub from which a staircase goes up to the first floor where the rooms are. At night you need to make your way through the tables. There is no lift to help you with the luggage.
The rooms have a reasonable size and once were fashionable, but the windows are still the old ones from the factory days, not really closing and drafty. The tiles in the bathroom come off.
Yet everything is there, everything works and roughly 70£ per night seemed ok.
But: The service was not. The staff was helpful alright finding a parking space, but had to change our key the second day leaving us waiting and would not explain the technicalities of getting into the first floor in the first place (you need to hold the stick in front of a scanner by the way).
There was chewing gum on the bathroom floor, the bed was not quite made the next day. We had plenty of conditioner but no shampoo. Housekeeping came in in the afternoon without knocking or apologizing.
Breakfast was a bit ridiculous with hot or rather warm water for instant coffee coming from a thermo flask in room next to the bar with the benches dirty and damaged.
All in all very unprofessional and, considering what they offer, overpriced.

Chose this restaurant to meet friends on holiday from Australia. Viewed website and it looked a really nice bar. WOW!!!!!!!!!!!! what a shock when we arrived to a dingy, dark bar with most of the light bulbs missing - in all 9! I wanted to run out but had already made the arrangements so had to run with it. The tables were wonky and sticky and at times throughout the evening the tv sound was up as well as heavy rock music.

Starters and Mains were good but the waitress who served us had to tell us that three of the desserts were unavailable. What we got was watery ice-cream x three. One had honeycomb, one with one marshmallow and one with chocolate chip. When this arrived at the table the ice-cream had totally melted. A lovely sight.

Must commend Stewart on his knowledge of spirits and cocktails. We thought his service was excellent and would be suited to a five star establishment. Well done. A special mention for Liam's attentiveness and service. In all honesty their service, manners and knowledge saved the evening.

Would make another visit especially for the homemade chips - superb!!! and even a quicker return for Stewart's cocktails!

All in all, needs a total refurb and someone with an eye to detail regarding replacing light bulbs.

Room Tip: Cannot comment on hotel as did not stay.

Stayed for 3 nights middle of July. Overall, you get what you pay for. We paid around £50 per night for a double room Friday-Sunday. The room was tiny, enough room for the bed, and space to just walk around it. In much need of a lick of paint or two, and the bathtub could be doing with replacing! Room was freezing most of the time. TV was very small and have about 5 channels with poor signal. We went for the continental breakfast, and it was fairly poor considering it doesn't take much to put on a good simple breakfast. However, plus points was the bed was comfy, shower was good with constant hot water and the location was perfect, 2 minute walk to the Meadows, 15 mins to the Royal Mile and 20 to Princes Street.

We were entirely misled by the funky pics on the website. This very downmarket hotel promises a 'contemporary, individually decorated room, tv with dvd and power shower'. We had to drag a very heavy suitcase up a long staircase - no offer to assist us despite the fact that we're almost in our 60's. The decor consists of badly sawn plywood with holes cut in it lieu of cupboard handles. The small tv - no dvd - was suspended on the wall with the cables hanging perilously from the plugs above. The shower was above a mildewed bath. No ventilation or aircon.
However, the sheets are clean, the bed comfortable and the staff friendly,

we stayed sun 8th july 2012, web pictures of hotel must have been taken 10yrs ago.on entering the smell of cooking oil is over powering, the place is not well kept, tiles missing in bathroom, cracked sink, bed stained, paint peeling off walls, cracked pictures, tea & coffee facilities only one dirty cup, window sill coming away from window, small & cramped room.
Dining room leather/pvc torn of chairs & seating exposing foam .the breakfast was a joke I a health visitor needs to pay this hotel a visit, i would never eat in a place where front of house is so bad, cant imagine what behinds the scenes are like.
we complained to Gus the manager, who i took up to the room, he admitted he had never actually been in this room & agreed with my comments about the room.
i asked what he was going to do & shrugged said he could help us & gave us the email address to complain, i have sent numerous emails & had no response back, so customer service same as hotel , a disgrace, feel free to view photos attatched

My partner and I visited the Meadows hotel restaurant in June 2012 with a voucher (Groupon type) for a two course dinner with a glass of wine.

The “restaurant” is in fact just the bar area with a few tables / booths. Really not that bad but we were expecting a bit more of a formal affair. When we arrived we were told we could take any place we wanted, even though we booked, so we took one of the booths. When we sat down we realised that this was not even close to how special this place looks on the hotels website. Then, it really started to go down hill, the menu was in fact a laminated card on the table with a less than average selection of standard pub fair. Not only that, but they were all the same price, to me that is a BIG warning!! Why is a steak the same price as the fish? But we thought we would give it a try.

We went for the house red, a main each and two desserts as the starters were really not very nice. They something strange with the voucher, we were told that the steak was a £1.50 supplement (even though it was the same price as the other mains) but the fajita’s were including in the price, even though they were £2 MORE than the standard mains....hmmm, strange.

The wines arrived and I had to walk straight back to the bar with my partners glass as it was filthy, the barman then went through about 7 glasses before he found one that was not dirty (from the clean glass area) before telling me he would bring over the wine when he found a clean glass!

Then the mains arrived, well almost. It all arrived except for the pepper sauce, which we told the guy. We could see the sauce on the pass ready to go but the waiter went back and started chatting to the barman, did some cleaning then finally realised he forgot the sauce and brought it over. The mains themselves were very average. The steak was not high quality and the steak in my Fajita’s would have been 100g, at best!

During the main I tried to order one of their “special cocktails” from the three on the menu. Surprise, surprise (read other reviews), they could not serve the Mojito as they had run out of limes! So I chose another (it was in fact the highlight of the meal, very tasty indeed). Seriously, there is a Tesco about 2 mins walk from the hotel, one of the bar staff could be there and back in 5 minutes but that would be way too much effort (see below)

Following the very average mains my partner tried to order a cocktail, but was told that they did not have any cranberry juice so the only option for cocktails was one! The guy went any made it, but did not have any cocktail glasses so brought it in a martini glass, but it was very full so ended up spilling it over the floor and then the table as he served it. He did not even attempt to clean it up and just left (they were NOT very busy).....So we had to clean the table ourselves and my partner had to drink out of a glass that was dripping all over the place....

So the desserts arrived and oh my, I thought mains were disappointing. They sounded very good (for example, warm, gooey centre chocolate muffin, fresh whipped cream, ice-cream, chocolate fudge sauce, nuts etc) but was the execution was TERRIBLE. The cream had been over whipped and was lumpy, there was no nuts, the muffin, while warm was dry all the way through and the whole presentation looked like a 5 year old put it together.

All in all, this was a VERY poor excuse for a restaurant. The service, while friendly enough, was TERRIBLE. The waiters, chef’s and bar staff just don’t seem to care about doing anything more than the bare minimum to get the job done. The food is not worth going for but as it was JUST enough to get the job done and that is about it but I will say that the one cocktail they were able to make was very good. The management here really has to look hard at their service and customer experience if they want to have happy, returning customers. But for now, I will not be a returning customer!

I had previously visited the restaurant and enjoyed our meal with the food being excellent and also good value. However we visited on 4th July and the restaurant was empty. There is a new menu in place and I found the choice very limited. One meal was returned as being very bland and changed for another dish and mine was just OK. Wont be going back for a return visit as extremely disappointed.
