This is a small family run b&b with 6 rooms and 4 apartments. The staff are extremely friendly and took the time to show me the facilities of the room when I checked in. The location is about 15 minutes walk from central Edinburgh.

Check in was in the nice and comfortable sitting room they had downstairs for all guests to enjoy. There's also a free internet terminal to use and a few useful guidebooks on Scotland. I tried to have my web checkin boarding pass printed and they didn't have a printer attached - but were kind enough to spend 10 minutes trying to sort it out by printing it on their office printer (but did charge me 1 pound / page, of which there were 3 - ouch!).

The room was nicely decorated and there was a decanter of whisky in the room for guests as a welcome drink - tasted quite nice!

Breakfast was included in the room rate and was fantastic - they had a good selection, and you can order eggs and cooked breakfast to order. I tried the haggis and must say that it's definitely an acquired taste!

We, spouse and our three and five year olds, stayed at the Balbirnie Apartment B, which is across the street from the B&B. It was fabulous, private, brand new and a wonderful place for our family. The apartment had a dining area, kitchen, and lounge on the first floor. Upstairs was a full bathroom a small bedroom with one single bed, we brought a ReadyBed for our youngest and another bedroom with a King size bed and a huge closet. TV, DVD player downstairs and another TV in the larger bedroom. Breakfast supplies were left for us daily, bread, milk, juice, cereal, fruit and jam. We brought in some of our own food as well, and cooked dinner and had lunch supplies to pack for our daily excursions. So much easier when travelling with young children. We also could sleep in and have breakfast at our leisure and in our pjs. The apartment was cleaned daily as well. It is a 15/20 minute walk into the city center, and I loved the walk that Ian showed us to take a little off the main route. There is also a bus that stops directly in front of the Kew house, which we also jumped on to return at night. We ate dinner out at Chop, Chop - good place to take kids if they like noodles and dumplings. This was a quick 10 minute walk from the Kew house. In terms of activities to do with the kids - there is a fabulous playground in the Princess street garden, we strolled up the hill and spent several hours in the castle. We then walked down the Royal Mile and found ourselves in the lovely Storytelling Center with a cozy cafe and crafts and stories for the kids. We also took a bus tour, and hopped off at the Holyrood Palace and park - gorgeous. We had amazing weather and loved Edinburgh. Will go back and will stay at the Kew house apartments!

We stayed 3 nights. The hotel is small with nice personal service, almost more like a B&B. It's located on the main road from the airport into town; although it isn't "right" in downtown, it's maybe a 15 minute walk, and there are lots of buses that stop right outside if you don't want to walk. The advantage of the location is that it's easy to drive to without having to get tangled up in the downtown streets, and the location is quieter than downtown. Breakfast was very tasty and the staff went out of their way to be helpful. We will definitely stay there again the next time we visit!

We highly recommend this property. The hosts were the most helpful we've ever found. They truly go above and beyond to make you feel completely welcome. The location is very convenient--we walked to town sometimes and at other times used the bus. Bus cost was reasonable and, with the hotel served by 3 bus routes, busses literally came every couple of minutes in both directions. We did take a taxi from the airport because of the amount of luggage we brought. Breakfast was delicious, the room was exceptionally clean and well decorated. We appreciated the internet available in the lounge (and in our room with our own computer on their wi-fi). The fridge was a great help, as were the restaurant recommendations and the sherry and chocolate they left for us in the room.

When we return to Edinburgh, we will certainly stay with Ian and Allen again.

I stayed at Kew House during the Fringe Festival this summer for 4 nights. Alan and Ian are the perfect hosts, courteous and helpful from the moment i arrived until the time i left.
The room was beautifully decorated and clean, and the bad was very comfortable. the same goes for the en-suite bathroom.
The hotel also offers you free access to the internet and email in the guest lounge (which is cosy and lovely by the way).
The hotel is situated very close to the city center (about 15mins walk), but there are also plenty of buses running right past the door if needed.
Breakfast was delicious, with everything on the menu including eggs, toast, variety of cereal, different kinds of meat, muffins, juices, teas and coffee and so on.
All and all, a wonderful b&b for a reasonable rate, and i highly recommend it. i know i'm looking forward to my next visit.
