My room was comfortable and although not big had access to the roof terrace. A nice area to sit out on a pleasant evening. There is a shopping centre within 5-10min walk which has a late opening Sainsburys.

Breakfast was very good and there was a good selection to choose from.

Ample car parking too.

The city centre is easily excessible by bus which run by the hotel.

Booked this last minute at room only for £55 pn. Breakfast was extra, as was the Internet, which only connected intermittently. Luggage storage was extra.
The room itself was clean enough but not spotless; paper thin walls; no telephone (what hotel room doesn't have a telephone?); shower door falling off its hinges, which is a health and safety issue; bathroom ceiling light didn't work; bed linen didn't fit, leaving the mattress exposed and the overall appearance was very tired.
It's too far out of the city centre; a 15 minute bus ride, albeit the bus stop is close by and the bus service is good.
Wouldn't recommend.

Looks lovely from the outside. Walked into reception which was a little dated and smelly. Looked to the right and the dinning room looked lovely. Newly refurbished I think. Looked very clean. Lounge area also looked ok. When we arrived early our room was ready. The Lady on reception was very nice. They asked us to pay prior to going up to the room. At the time I did not think anything of it. My god when I walked into the room I was very very disappointed. The building itself is traditional, but very out dated. The Carpet was minging. There was food stains all over and hair everywhere. I said to my husband and 17yr old son there is no way I am staying here. They said its only for one night. We were going straight out and would not be back until late evening, so I agreed to stay. Not once did I take my shoes off and walk on the carpet. Its a good job I had a few glasses of wine prior to returning. The room cost £65.00 for the 3 of us. Breakfast was £7.50 each extra. Rip off. Location in a good spot. Bus stop right across the road. Daysaver £3.50 each. Make sure you have the correct change cos the bus drivers can be funny. I have been to Edinburgh previously and it is a lovely city and would happily return. But definalty not to that dump. What a shame as it is a nice building

Room Tip: I can honestly say I don't know what the other rooms were like. But do not stay in room 2.

Stayed here 31st May & 1st June. Paid £150 excluding breakfast. Alarm bells started ringing when we were asked to pay the whole amount the minute we stepped in the door. We were then warned about the noise from the functions being held on both nights and told to let them know if the music was too loud - I guess they think this covered them for what was to follow, but sorry, who in their right mind would walk into a 21st birthday party and ask them to turn in down? On a positive note, the guy was very helpful about buses into the city centre. The room wasn't very nice. The new carpet was the only plus. The sparse furniture was cheap, basic and old. Lamp wasn't working and had to use suitcase as bedside table at one side. The sheets were nice and clean but the mattress was cheap and uncomfortable. The ensuite was dated and very basic. The noise from the function room was loud and vibrated through the floor, although it did stop at midnight. We were on the 2nd floor so dread to think what guests on the 1st floor were going through! At breakfast, the juice glasses and cutlery were dirty. If we hadn't paid for the whole stay, we would have paid for one night and left there and then! The room wasn't cleaned at all between the two nights and we were out from 10am to 7pm so no excuse. Another function on the 2nd night, so another night of 'name that tune'! On the morning of departure we never saw any members of staff - we were in the dining room for about half an hour having continental breakfast before packing and leaving at 10am. Not good enough for 3 star and not worth £75 per night for the room.

This place is awful and our room looked nothing like the pictures. I have travelled to many places and stayed in some awful places but this is the worst I have ever been to. We had a booking 31 May - 2 June. The room looked like a council flat with very small double bed, there were stains on the carpet and really bad furnishings. It is not a hotel that can justify the price. We booked into the travelodge next door at midnight not even caring we lost out on £150. I couldn't have slept there.

As mentioned in the other posts the noise is horrendous from the party, the walls were actually shaking.

Very loud birthday party that didn't finish until 12, might have been ok if it wasn't for the deep bass moving the room. Little things like the tv and shower not working properly didn't help. Friendly staff.

We stayed here for 4 days from (19th -23rd May 2013) and we thoroughly enjoyed ourselves. The staff were friendly, the room comfortable, the shower hot and powerful. The location was superb with a huge mall located just 5 mins away by foot. The city centre is just a 10 minute bus ride away. Would recommend this place to anyone who wishes to find a place to stay for any occasion. Plus they've got a function room for various occasions from weddings to birthday parties!
