We are from Australia over 60's and after having read all the reports before, we were not looking forward to our two night stay.

We rang to confirm 3 days before and asked for quiet room.

The staff were wonderful! If you have a car you can only drive it iinto laneway to off load, the young lady helped me to take all our luggage to room. We put our car into a big carpark recommended by hotel., we didnt use it until we left.
We were so pleased to find it all had been renovated/renewed and our big bed and sofas, tables, extra bed, were all new. we had a really quiet room right up top at the back.
we couldnt have been happier!
The bottleoes came the next morning to pick up around 7-8 but we were up anyway. Im sure anywhere you stayed would have this.
The breaky was simple and good for dieting and the shower was a boomer to say the least.
We were able to take a taxi to the MilitaryTattoo and walk back later, as it is downhill. We loved being able to visit all the sites and have a hotel so conveniently placed.
Yes ,it is in the hub of activity and has a huge internet Cafe 2 doors up. The places we were recommended to eat were of high standard for us and not to ofar to walk.
I think if you are young you would be happy to say anywhere in this hotel, us oldies should request a quieter room if so desired, as staff are wonderful.

I booked this hotel via internet - looking for a reasonably priced hotel in central edinburgh - thought I'd got myself a bargain at £86 for the room - then I read all the previous reviews on this site and started panicking - but decided to go with it anyway - it was only one night and I decided we would survive. I was so surprised and so impressed!!! Ok the reception was small - squeezed in between 2 pubs, and the stair carpet hasn't been refurbished yet, but the rest of the hotel was excellent. We stayed on the first floor, room 106, which had a window out to the side, you could obviously hear noise from people sitting outside down below but it didn't bother us. The room was massive, a huge bathroom, bath with shower over, basin and loo, huge bedroom, 2 comfortable single beds pushed together, white fluffy duvets, not that we needed them - red hot, extra blankets if you were from the equator and found it cold, huge padded leather headboard almost all the way to the high ceiling, very trendy suede effect curtains. Breakfast was the plastic tray in the fridge with cornflakes, fresh milk, bread roll, butter, jam and cheese, cereal bar and orange juice, and tea and coffee facilities in the room - we found it ok. And no noise from the bins being emptied at 4am!!! Also the left luggage facility was useful, we used it when we checked out - didn't know about it before hand or it would have saved us trailing cases round for 3 hours. I wouldn't hesitate to recommend this hotel for anyone looking for a central location, you are only minutes from train station, and practically seconds from Princes Street. On the hotels own website it does say it has recently undergone refurbishment.

Excellent location right in the heart of Edinburgh, however I would not reccomend staying here with a young child or at the weekend. Our room was at the front directly above a busy bar. Noise level extremely high not to mention the bottles being emptied @ 3AM.
Rooms very spacious but basic, net curtains ripped and filthy. I have to agree with other reviews the power shower was excellent but not for a 5 year old and there was no bath. Breackfast was inedible left in fridge from the day before thank god for the cereal bar and pure orange. Excellent friendly staff.
Ideal for stag nights.....

We chosed this hotel after checking the location, that was great and near the city center. But the arrival was the wors thing I´ve seen ever: at the main gate, there were some girls shouting as if there was some big problem (and one of them was smoking a joint). The rooms reminded me some kind of old, filthy hotel, not a three star one: some parts of the door were broken..and the room wasn´t what we paid for: there were no wardrobe (only some kind of big box with no doors), filthy carpets and bedspreads (in fact, they weren´t cleaned while I stayed there), and the mattres had known better days: in fact, it was full of knobs.
Breakfast was something unexpectable: a tray placed the day before in the fridge (and the fridge didn´t look very clean either), with milk, juice and a roll of bread that wasn´t changed if you didn´t eat in the day. A breakfast that would make you miss the food that is given in the airplanes.
Also, it was very noisy: even I was in a inner room, I was wakened by bins noises and similar.
But, fortunately, staff was very nice, but it isn´t enough to make a good place to stay.
We complained to our travel agency and added some photos, but unfortunately, we deleted them after the complaint was accepted (about six months later).

Better off staying at a backpackers.....

I have been travelling all over Europe and the UK for the past two months and this hotel has been the biggest disappointment of my entire stay. I was aware that it was on the nightclub strip and could be noisy after reading these reviews, but I am not a light sleeper so wasnt really worried about the noise levels. As it turned out this place is directly on top of a pub, and the noise from there kept me up until about 2-3am in the morning. There is no soundproofing whatsoever. Then just as the noise dies down I was drifting off to sleep when I was suddenly woken up by a ---- of a clatter - i think it was the pub staff ditching all the empty bottles in the recycling bin - it made such a noise at 3-4am and I sat bolt upright I got such a startle! In hindsight quite a few reviews mention this noise and I think it is unlikley to be rubbish collection day on easter saturday at 4am, so it is probably a nightly occurence once the pub shuts down in the wee hours of the night.

The room is ok - stained carpets but at least fairly spacious. The bathroom is probably the oldest I have stayed in but white and reasonable in appearance. There was a used cigarette butt floating in my toilet when I arrived so that doesnt say much about the cleaning staff!

After the worst night's sleep I have had in a while (i stayed in a hostel for the next 3 nights on a backpacking tour and this was far quieter!) I got up expecting a nice hot shower. And I got it! The water was scalding hot and there was no way of turning the temperature down no matter which direction you turned the temp dial! I could barely get my hands under it. I rang downstairs where the staff happily agreed that he had noticed a similar thing that mornign, and happily admitted he had no idea how to fix it. I asked for a shower in a different room, or for soemthign to be done to fix it, and he said the manager was coming in 10 mins and he would call me back. I never heard anything from them, ended up washing my hair in the sink, and had to leave in a huge hurry to make the pick up time for my backpacker tour. Unfortunatley I had pre paid for the room - big mistake!

The temperature in the shower may have been a once off problem, but it was dealth with incredibly poorly - i paid for a hotel for a good nights sleep and a nice hot shower before I left on my backpacker trip - and i got neither! I wouldnt recommend staying her at all.
