This is a great place to stay if you're looking for elegance and comfort combined. Everything looks like it's recently been redecorated, all fresh and crisp. Price was very resonable, room was comfortably large, complete with en-suite facilities. Nice and quiet, too. The owners were very accommodating, very pleasant and knowlegable. I'm not much of a breakfast eater, so I can't say one way or another about it, but the coffee was good. We had a wonderful view of Arthur's Seat from the window of our room. It's probably a mile or more to the nicer shopping area which is called the Royal Mile, with Holyrood situated at one end and Edinburgh Castle at the other, not too taxing of a walk.
Very near bus stop for those not up to it, and taxi fare only a couple of pounds. I'd stay here again anyday.
