“Lovely stay in Edinburgh city centre”

I was looking for reasonably price accomodation as near to the city centre that offered parking. Not easy in Edinburgh! The capital is all of these. I liked the fruit bowl in reception-helped myself twice! R king size room was compact but decorated and furnished to a high standard and was the bathroom-great monsoon shower! Breakfast was amazing! Great selection! Chocolate muffins! Oh and the 2 bikes we left strapped to the roof of r car were still there in the morning. Bonus :-) will defo look to stay here again.

Room and Bathroom very modern and relaxing, although slighty small. Ideally situated for central Edinburgh and all attractions. David was very informative and helpfull regarding local eaterys etc.
Breakfast was fantastic, freshly cooked to order

Overall the room was ok just needed some tlc. Stained chair and stool. Draw door broken. Window seat needed painting. Bathroom extraction didn't seem to work. Good location only 10-15 walk to princess street. Bed comfy. Breakfast best part all freshly cooked and well cooked. Overall just the little things let it down and these could be sorted out straight away. I.e lick of paint.

We stayed at the Capital Residence during the Edinburgh Festival, and had a very relaxing and enjoyable stay. The guesthouse is around a half hour stroll (or 20 minute walk at a pace) from Princes Street, so in an excellent location, with frequent buses into town from the end of Pilrig Street as well.

The room was very well appointed, the bed was very comfortable, and the shower was great as well - all one could ask for. The breakfast was excellent, a good selection of pastries, cereals and fruit, and the cooked breakfast was huge and great quality.

The only gripe I could have was that it was a little over-priced, even with a small discount, but it was Festival time so you have to expect that. I would still highly recommend the Capital Residence.

Room Tip: Room 4 is at the back of the guesthouse overlooking quiet gardens, though I doubt rooms at the front...

Stayed here for a 3 night break. Room was very comfortable and had all we needed. Location is very good for city centre, you can either walk or take on of the very frequent buses, stops are close by.
Breakfast was very good and the hosts are very friendly and helpful if you need information. We would not hesitate to stay here again.

Room Tip: Room 7 is on ground floor

just returned after a one night stay, after going to tattoo. lovely place to stay, nice and central and lovely and clean. the breakfast was lovely and plenty selection, and they made sure we were topped up with tea and toast. would return again and the owners were very helpful. the area was quite and bed was lovely. directions were spot on. many thanks

Stayed here for 2 nights to explore Edinburgh and it was a good base for this as within walking distance of all major attractions. The house itself is pretty good - we had a family suite. Kids had their own room within it which was good. We had a few problems with lights not working and a dodgy hairdryer - but it turned out that someone who had previously stayed in the room had taken the hotel dryer and left their own - similar story with lightbulbs (mad I know!). While this was beyond the owner's control a quick check of the room before our check in would have meant that these things could have been picked up... and that would be my overall comment about where this place could improve. The service could be much better if there was more attention to detail - this was also the case with the breakfast service which could be better. One final point is that some of the furniture (esp dressing table) looked a bit knackered - I assumed it was quite old but as the place has only been open around a year I presume it just hasn't worn well.
The facilities here mean that this could be a great place to stay as opposed to just good, but would not want to take away from what was generally a positive experience.
