I stayed in a triple room with 2 other friends during the Fringe Festival recently.
On arrival we were told that the rooms weren't quite finished, but we could leave our bags in the room and the bathroom had been cleaned. OK we thought - that's fine, we'll go out and come back after dinner.
A quick look in the dining room while checking in and saw the uncovered breakfast cereals and other breakfast items still in the dining room - at 3 o'clock in the afternoon! The room did not look clean and we decided at that point not to have breakfast in the guest house.
When we came back downstairs we were told the rooms had been cleaned - I pointed out that there were still balloons and other debris in the room from the previous person .... OK they said, we'll have another look.

We returned later and had to ask for clean sheets on the beds as they were dirty, stained and had several (not just a couple) hairs on the sheets. The bedclothes had obviously not been changed since the previous occupants. After waiting about 10 mins we had to ask again - and then were asked to wait downstairs (in our nightclothes) while they changed the sheets.
During our 20 min wait the 2 children (one aged about 3 and the other a baby) belonging to the owner/manager were being put to sleep on the tables in the dining room!!
When we were allowed back into the room - to discover they had tried to stretch a single sheet over the double bed, which during the night obviously became untucked and uncomfortable to sleep on.

The owner/manager was extremely unhelpful and the hotel was unclean and unsafe. Light sockets in the bathroom were all hanging out on the ceiling, no cover on the lightsocket in the bedroom, the kettle arced when plugged in, and not a single fire extinguisher was in service date (some were completely unpressurised - useless in the event of a fire).

We had nowhere else to go or we would have - it was the middle of the Festival and Edinburgh accommodation is scarce - but I would never recommend this place to anyone. We spent as little amount of time as possible there .... and by the way, the place is not a 5-10 min walk from the town centre (as they advertise), unless you are an Olympic sprinter - it's about 20-25 mins fast walk.

Cannot praise the staff enough. Michelle and the girls on Reception were so helpful and made us feel so very welcome. Would definitely recommend Greens! The Hotel is not the most modern but very quaint and cosy and ideally situated

“Nice little Hotel”

8 of us stayed at the Greens Hotels for 2 nights in June - Nice and clean hotel, only fault I will say is that some of the bathrooms need updating ie the shower felt like I was stood under a watering can - after a long hard day wandering the streets of Edinburgh it would have been nice to have had a good shower - but that is a minor negative.
On the whole a good hotel nice staff and a good breakfast was served in the morning. We travelled on the train up to Edinburgh and literally we got off at Haymarket Station and it was just across the street and a small walk up to it. There is approx. a 15 minute walk to Princes Street a nice walk if you've got the right shoes on! A taxi into the city is approx. £5-£6.
I would stay here again but i think next time I'd looked for something abit more centrally located.

Good location, central, but no parking although told there was on telephone. Money taken at time of booking. Decor very nice, very large room but lacking basic amenity "Shower", bath only. Staff very friendly but distinct lack of them. Not enough tables for breakfast, had to wait 40 mins for a table.

Was very worried about booking here after reading some of the double-booking horror stories but this proved to be one of the best places we've ever stayed in.

We got a great room at the front of the hotel with a good view of the city (no castle but a good view nonetheless). The room was on the smallish side but was clean and very comfortable.

Staff were friendly - we had a good chat to the barman in the six nations bar who made us one of the best gin and tonics we've ever had. Breakfast was huge and there was plenty on offer.

The hotel is in the West End... a bit of a walk to the city centre (about 15 mins) but in a good area.

Perfect hotel experience.
